"My most important job as your agent isn't finding you a property. You can find those online any day of the week. My most important job is keeping you out of a costly mistake."

From the opening pages of The Blueprint

-$89,500.

That's what five percent over the mark costs on a median Santa Clara County home. Nobody feels it on the day they win.

Five percent is easy to lose in this market, and it rarely looks like a mistake while it's happening. The offer deadline compresses the biggest purchase of your life into a weekend. The disclosure package runs two or three hundred pages and shows up on a Thursday. Everyone around you says the house will go over asking, and not one of them is paid to tell you when a house isn't worth it.

Then it compounds. You finance most of that overage, so the real cost over the life of the loan is considerably larger than the number above, and it comes out of the equity you were counting on. Meanwhile the condition issue nobody flagged, the sewer lateral or the drainage or the permit that was never pulled, shows up in year two and gets paid out of pocket.

The Blueprint is built around the opposite habit. It shows you what actually drives value in this valley, what a seller's inspection reports are not saying, and how to put a strong offer in front of a seller without paying a premium for the privilege of winning.

What's Inside

BUYING WELL ISN'T LUCK. IT'S A DISCIPLINE.

I've spent 23 years over more than 460 transactions helping people buy and sell in this valley, and the buyers who do well are almost never the ones who moved fastest. They're the ones who knew what they were looking at. The Blueprint is the same thinking I bring to my own clients, written down so you can use it whether or not you ever call me. Here's what's in the Blueprint:

  • What Actually Drives Value: Location, lot size, square footage, floor plan, and condition, in that order. Why the remodeled kitchen you're bidding up is the cheapest thing in the house to change, and why a single-level floor plan is worth more every year in an aging market.

  • How to Read a Disclosure Package: What's in it, what California requires a seller to disclose, and where condo and townhome buyers should look first. The reserve study and the meeting minutes are where you find out a special assessment is coming.

  • The Nine Steps, Consultation to Keys: What happens at each stage, who's responsible for what, and where the decisions that matter actually get made.

  • What It Really Costs: Earnest money, down payment, appraisal, insurance, closing costs, and broker compensation, with Silicon Valley ranges instead of national averages. Insurability in particular is something to settle early, not late.

  • One Loan File, Any Lender: The exact document list every lender asks for, including the self-employed, retiree, and equity-comp versions. Assemble it once and you can shop rates without starting the paperwork over, and rates vary far more between lenders than paperwork does.

  • The As-Is Sale in Silicon Valley: Nearly every home here sells in its present condition, warts and all. What the seller's reports cover, what they routinely leave out, and why asking a Valley seller for a repair or a credit almost never goes anywhere.
