At Home in Monte Fiore
Monte Fiore is one of the named residential pockets in Scotts Valley. As with several neighborhood names in this city, it comes from the property market rather than from an official city map, and I could not find a public record establishing a specific developer or build date behind it. Scotts Valley publishes no neighborhood boundary map, so a number of the names used locally are conventions rather than designations.
What is well documented is the city itself, and it is a genuinely appealing one. Scotts Valley covers 4.6 square miles with roughly 11,700 residents, incorporated in 1966 partly to avoid being annexed by Santa Cruz, and it has kept a distinct identity ever since. It sits in the hills between Santa Cruz and the Highway 17 summit, frequently above the coastal fog, with redwoods on three sides.
The strongest practical argument for buying anywhere in this city is the schools. Scotts Valley Unified School District runs kindergarten through twelfth grade across four schools in a single district, which is simpler than the split elementary and high school districts across the hill in Santa Clara County, and its reputation drives a real share of buyer demand. For a seller whose children finished school thirty years ago, that demand is still what supports your price.
The housing across Scotts Valley is newer than most of Santa Cruz County, largely 1960s through 1990s suburban construction with additional development since, on lots that follow the terrain. Single story homes are reasonably common, which matters in a city with a median age around 47 and a substantial population of long term residents thinking about the next twenty years.
For anyone in that position, this city has better options than most for staying local. Montevalle on Bean Creek Road is an age restricted community of manufactured homes on leased land, approved by the city in 1968 and built out by 1975, and it remains one of the very few 55 and over communities anywhere in Santa Cruz County. Newer developments around town offer some low maintenance product as well.
Day to day, Skypark on the site of the town’s old airport is the main community park and flattest open space, hosting the Scotts Valley Art, Wine and Beer Festival each August. The Scotts Valley Senior Center on Kings Village Road runs activities, meals and social programs, and the town branch of the Santa Cruz Public Libraries serves the city. Henry Cowell Redwoods and Big Basin Redwoods state parks are both a short drive into the mountains.
There is no hospital in Scotts Valley, so Dominican Hospital in Santa Cruz is the nearest emergency room, roughly fifteen minutes down the hill. Highway 17 runs through town, putting Los Gatos and San Jose twenty to twenty five minutes away outside of commute hours, which is the fastest access to Silicon Valley from anywhere in this county, and Santa Cruz METRO runs the Highway 17 Express commuter bus to Diridon Station.
On price, Scotts Valley ran a median sale of about $1.21 million through the summer of 2026, up not quite two percent year over year, but with a median of roughly 41 days to go into contract, about seventeen days slower than the previous year and the slowest pace of any city I track. Sellers here need to know that going in, because a home that launches at the wrong price does not correct quickly in this market. My Scotts Valley home prices page follows the trend and the full Scotts Valley area guide covers the rest of the city.
A good share of the people who end up in Scotts Valley got here by selling a Silicon Valley house and buying something with more trees and a shorter commute. If you are 55 or older, Proposition 19 lets you carry your existing property tax basis across county lines to a replacement home here, which changes the arithmetic considerably. That sequencing is what I work through with older adults and their families. Book a call with me to talk it over, or read about my selling process.
