At Home in Vizcaya

Vizcaya is a small gated townhome community built along South Bascom Avenue near Curtner, right where Campbell and San Jose meet. It is worth being precise about that, because it is the single most common question I get about this address. Vizcaya carries a Campbell mailing address, and the jurisdiction line in this stretch of Bascom runs in a way that surprises people, so if city limits matter to you for taxes, services or school assignment, that is a detail to confirm against the parcel record rather than the mailing address. I check it on every transaction here.

The community itself is compact and consistent, roughly 92 attached homes built in the first half of the 1990s in a Mediterranean style, arranged around shared landscaping with a pool and spa. Units are generous by townhome standards, and the association handles the exterior, the roofs and the grounds. That combination of size and low maintenance is why this community keeps coming up in conversations with people leaving a larger single family home.

One honest caveat for my clients specifically. These are two story townhomes, not single level flats, so if stairs are the reason you are moving, Vizcaya may solve the yard problem without solving the stairs problem. That is a distinction worth thinking about carefully, because it is the one that most often sends people back on the market again five years later. If stairs are manageable and the yard is not, this works very well.

The location is genuinely convenient. The Bascom Avenue corridor covers everyday errands, downtown Campbell and the Pruneyard are both a short drive north, and the Los Gatos Creek Trail is close enough for regular flat walking. Good Samaritan Hospital sits just south, which is about as good as hospital access gets in this part of the valley, and the Campbell Adult Center and Campbell Library are a few minutes away.

Because of where this sits, school assignment is genuinely unpredictable and depends on the specific parcel rather than the neighborhood name. Campbell Union School District and Campbell Union High School District serve much of this area, and San Jose districts serve parts of it, so this is one address where I would never quote a school from memory.

For driving, Bascom Avenue runs north to Campbell and south into the Cambrian area, Highway 17 and Highway 880 are a few minutes west, and Highway 85 is a short run south. The VTA light rail station in downtown Campbell connects to downtown San Jose and Diridon.

On price, Campbell ran a median sale of just over $1.8 million through the summer of 2026, essentially flat year over year, with a median of about 24 days to contract. That figure reflects detached houses, and attached homes in a community like this one trade well below it, which is precisely the appeal for someone converting home equity into a simpler life and a larger cash position.
