Surrey Farms is one of the smaller named residential pockets in Los Gatos, and I want to be straightforward about what that name is and is not. It is a name used in the local property market rather than an official town designation, and unlike Almond Grove or the University-Edelen district it carries no historic district status and no documented subdivision history that I have been able to verify. If you own here and know the story of how the tract got its name, I would genuinely like to hear it, because the record is thin.
What can be said confidently is what the housing looks like. This is a settled residential area of detached single family homes on generous lots, running from mid century construction through contemporary rebuilds, in the pattern common to Los Gatos neighborhoods outside the historic core. There is no attached housing here, so downsizing generally means moving rather than trading within the neighborhood.
For longtime owners, larger lots are both the appeal and eventually the problem. A big garden is a pleasure for decades and then quietly becomes a monthly bill and a source of guilt when you stop using half of it. That is not a reason to move on its own, but it is worth naming honestly, because the land is a large part of what a buyer is paying for and how you present it matters to the final number.
Daily life runs through Los Gatos proper. Downtown, with Santa Cruz Avenue and Main Street, gives you restaurants, shops and the farmers market, and the Los Gatos Public Library on Villa Avenue is town run rather than part of the county system. The town’s senior services program operates from the Adult Recreation Center, and LGS Recreation runs a full calendar of classes and trips for the 55 and over crowd jointly with Saratoga.
For outdoors, Vasona Lake County Park and the adjoining Oak Meadow Park are minutes away, with flat paved paths, shade and the Billy Jones Wildcat Railroad for visiting grandchildren. The Los Gatos Creek Trail runs from there nearly ten miles through Campbell into San Jose without a street crossing, which makes it one of the better daily walking routes in the county.
Schools run through Los Gatos Union School District for kindergarten through eighth grade and the Los Gatos-Saratoga Union High School District for high school. School reputation carries a large share of buyer demand in this town, and it shows up directly in price even for sellers whose children finished decades ago, so I verify the actual assignment for every listing.
Highway 17 and Highway 85 are both close, putting downtown San Jose roughly twenty to twenty five minutes away outside of rush hour and Santa Cruz about forty minutes over the hill. There is no light rail into Los Gatos, so VTA buses connecting to the Winchester station in Campbell are the transit option. El Camino Health’s Los Gatos Hospital is in town.
On price, Los Gatos ran a median sale of about $2.7 million through the summer of 2026, up roughly six and a half percent from a year earlier, with a median of around 23 days to go into contract. Homes on larger lots in neighborhoods like this one generally track at or above that figure, with condition and land doing most of the work.
