Almaden Valley

Almaden Valley occupies the southwestern corner of San Jose, set against the Santa Teresa Hills and the Sierra Azul foothills in the 95120 zip code, and its name carries one of the most significant industrial histories in California. The New Almaden mercury mine, whose claim was filed by Andres Castillero in 1845 and which Barron, Forbes and Company took over the following year, became the most productive mercury mine in North America. Its quicksilver was essential for processing gold and silver ore during the Gold Rush and the Comstock era, and mining went on in some form for more than 135 years before ending in the 1970s.

New Almaden and the Quicksilver Mining History

That history is preserved today as Almaden Quicksilver County Park, 4,163 acres with about 37 miles of hiking trails through the old workings. The historic mining town of New Almaden along Almaden Road is a National Historic Landmark district, and Casa Grande, built in 1854, houses the New Almaden Quicksilver Mining Museum. Most neighborhood guides never mention any of this, which is a shame, because it is the reason the place has the name it does.

Almaden Valley Homes and Neighborhoods

The modern neighborhood is mostly suburban development from the 1960s through the 1980s, detached single family homes on generous lots against the foothills, with larger custom homes and newer construction layered in since. Pockets like the Almaden Country Club area along the golf course and the streets off Camden Avenue and Almaden Expressway each have their own feel. It is one of the more consistently affluent parts of San Jose and one of the quieter.

The terrain matters for the long run. Streets rise toward the hills, driveways slope, and homes are frequently multi level. That is fine at sixty and becomes the deciding factor at eighty five, and I walk the approach as well as the interior when advising a client on whether a particular house will still work in a decade.

Almaden Valley Schools

Schools are split, which is unusual and worth knowing. Most of the valley is in San Jose Unified, which runs Leland and Pioneer high schools and Bret Harte and Castillero middle schools along with elementaries like Williams, Simonds, Graystone and Los Alamitos. The northwest corner falls into the Union School District, home of Guadalupe Elementary, and a few edges fall into Los Gatos districts. Assignment moves prices here, so I verify it parcel by parcel rather than trusting the neighborhood name.

Parks, Shopping and Daily Life

For daily life, Almaden Plaza at Almaden Expressway and Blossom Hill Road covers groceries and errands, Almaden Lake Park gives you flat waterside walking, and Almaden Golf and Country Club anchors the western side of the valley. The Almaden Community Center and branch library share a campus on Camden Avenue, and the trail network running from Almaden Quicksilver into Santa Teresa County Park means a lot of residents hike or ride horses without leaving the area.

Highway 85 runs along the northern edge and Highway 87 connects north toward downtown, with VTA light rail at the Almaden and Ohlone/Chynoweth stations and Caltrain’s Blossom Hill station a short drive east. This remains a neighborhood that assumes you drive for most things.

Is Almaden Valley a Good Fit for Downsizers?

It depends on which part of the valley. The flatter streets near Camden Avenue and Almaden Expressway have a fair share of single story ranch homes, while the hillside sections are mostly two story and split level houses with sloped lots. Attached homes and townhomes are limited, there is no age restricted community inside the valley, and HOA dues apply mainly in the country club area and the handful of townhome complexes. The city’s Active Adults 50 and Over program runs at the Almaden Community Center on Camden Avenue, and Good Samaritan Hospital on Samaritan Drive is about fifteen minutes away, which is a real advantage on this side of the city. The Almaden Valley Housing Market

Almaden Valley trades well above the citywide figure. Redfin put the neighborhood median at about $2.04 million over the three months ending September 2026, down 6.1 percent from a year earlier, with homes going pending in about 17 days and 77 sales in September, according to Redfin’s Almaden Valley market data. San Jose as a whole sat near $1.3 million over the same stretch, and lot, view and school assignment do most of the work in any individual number.
