At Home in Berryessa
Berryessa sits in the northern part of San Jose, named for the Berryessa family who held land here in the Mexican era. It stayed in apricot and prune orchards well into the 1960s and 1970s before filling in with housing, which is late by valley standards, and the 1927 Berryessa Elementary building, a Spanish Colonial Revival design by the architect W. H. Weeks, still stands as a reminder of the farming town this used to be.
The single most consequential thing about Berryessa now is BART. The Berryessa and North San Jose station opened in 2019, and it is the only BART station in the city. That changes the commute picture for anyone who needs to reach Oakland, San Francisco or the East Bay, and it has reshaped demand in this part of San Jose in a way nothing else has. The extension that would carry BART onward to downtown and Diridon remains under construction with no confirmed opening date.
The housing is largely 1960s through 1980s suburban development, detached single family homes on flat, regular lots, with newer townhome and condominium construction appearing near the BART station as the city has encouraged density there. That newer attached inventory is genuinely useful for downsizers, because it offers single level living and low exterior maintenance without leaving the neighborhood.
Flat terrain is the underrated advantage here. Berryessa is level throughout, which supports walking and makes aging in place considerably more practical than in the hillside neighborhoods on either side of the city.
Schools run through Berryessa Union School District for the elementary and middle grades, with Morrill, Piedmont and Sierramont among the middle schools, and East Side Union High School District for high school. Assignment depends on the parcel and I verify it on every listing rather than assuming.
For daily life, Penitencia Creek Park runs through the area with trails, the San Jose Flea Market has been a fixture here for decades, and the Berryessa Art and Wine Festival has run for more than forty years. The San Jose Public Library operates a Berryessa branch and the city’s Active Adults 50 and Over program runs at the Berryessa Community Center.
Highways 680 and 101 are both close, along with the BART station and VTA bus connections. Santa Clara Valley Medical Center is the county trauma center on the west side of the city, and Regional Medical Center is closer on this side.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. Berryessa generally tracks close to that citywide figure, with proximity to BART now a genuine factor in what individual homes bring.
