At Home in Cadillac West
Cadillac West is a small residential tract in south San Jose, named for Cadillac Drive, which runs off Snell Avenue in the Blossom Valley area. The name comes from the street and the original subdivision map, not from a historic settlement, and the neighborhood is modest in size, which means a few dozen homes rather than a sprawling district. I want to clear up one thing you may run across elsewhere online. There is no Cadillac Elementary School in San Jose. That claim circulates on a few neighborhood pages and it is simply wrong, so if you have seen it, set it aside.
The homes here came up in the 1960s and early 1970s, in the period when this whole stretch of south San Jose converted from orchard to subdivision. What you will find is mostly single-story ranch construction, three bedrooms and two baths, roughly 1,100 to 1,600 square feet, attached garages, and lots in the five to seven thousand square foot range with mature landscaping out front. Some have been updated over the decades and some have not, which shows up in the price. For a buyer thinking ahead about mobility, the appeal is straightforward. Everything is on one level, the lots are flat, and these floor plans generally accept the kind of accessibility changes people need later without requiring you to tear the house apart.
Public schools serving this area are typically in the Oak Grove School District for elementary and middle school, with high school under the East Side Union High School District. Because assignments in south San Jose vary block by block and districts occasionally redraw boundaries, I verify the actual school for a specific address before you make an offer rather than taking a listing’s word for it.
Shopping and errands run along Snell Avenue and Blossom Hill Road, where you will find grocery stores, pharmacies, banks, and restaurants without having to go far. Westfield Oakridge covers the bigger trips and has a theater. The Santa Teresa branch library is a short drive, San Jose Parks and Recreation maintains the neighborhood parks around here, and Santa Teresa County Park offers trails and hillside views for anyone who wants a real walk rather than a lap around the block.
Medical care is close at hand. Kaiser Permanente’s San Jose campus on Cottle Road is minutes away, and Good Samaritan Hospital is reachable via Highway 85. For families sorting out care at home, county programs including in-home supportive services and the senior nutrition program are administered through Santa Clara County Social Services.
Highway 85 and Highway 87 are the main arteries here, with Highway 101 to the east. VTA light rail stops at Blossom Hill and Santa Teresa, and Caltrain’s Blossom Hill station handles the Peninsula run.
On value, San Jose as a whole has a median around $1.4 million in mid 2026, down about three and a half percent year over year, with homes going pending in roughly three weeks. Small south San Jose tracts like Cadillac West typically land below that citywide median, which is part of the reason they stay attractive to buyers who want a one-story house and a yard without the west valley premium. The current numbers and recent sales are on our San Jose home prices page, and the San Jose area guide gives you the wider picture.
If you are thinking about buying here, or you have owned a home in this area for years and are weighing what to do next, let’s talk it through. I work primarily with older adults and their families, and that usually means the conversation covers the whole transition, not just the listing price. Book a call with me when it suits you, and if a sale is on the horizon, here is how I handle it.
