At Home in Evergreen
Evergreen covers a large stretch of eastern San Jose, running from the Alum Rock area south toward Silver Creek and east into the foothills of the Diablo Range. The land was originally Rancho Yerba Buena, a Mexican grant to Antonio Chaboya, and it stayed agricultural far longer than most of the valley before suburban development arrived in earnest.
There is a genuinely notable piece of aviation history here. Montgomery Hill, at the eastern edge of the neighborhood, is where John J. Montgomery conducted his glider experiments, and the site is a California Historical Landmark commemorating fifty five successful flights. Montgomery Hill Park preserves the ground, and it is one of the few places in San Jose where you can stand somewhere that genuinely mattered to the history of flight.
For the clients I work with, the most important thing in Evergreen is The Villages Golf and Country Club, the gated 55 and over community in the foothills with roughly two and a half thousand homes, mostly attached, built between 1967 and the end of the 1990s. It is one of the only genuine age restricted communities of that scale in the county and it solves the stairs and maintenance problem outright for the people it suits.
The rest of Evergreen is largely 1970s through 1990s suburban development, detached single family homes on regular lots with newer construction toward the hills. Some of it is flat and some of it climbs, and that difference matters for anyone planning the next twenty years rather than the next five.
Schools run through the Evergreen Elementary School District and East Side Union High School District, with Evergreen Valley High and Silver Creek High serving the area, and Evergreen Valley College providing a community college campus right in the neighborhood. Assignment depends on the parcel and I verify it on every listing.
Lake Cunningham Regional Park with its lake, skate park and the adjacent Raging Waters is the big recreational draw, and Montgomery Hill Park offers trails with views across the valley. Eastridge Center covers shopping. The San Jose Public Library runs an Evergreen branch and the city’s Active Adults 50 and Over program operates at the Evergreen Community Center.
Highway 101 is a few minutes west and Capitol Expressway runs through the area. Santa Clara Valley Medical Center, the county trauma center, is on the other side of the city, which is worth factoring into any long term plan from this side of San Jose.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. Evergreen generally tracks close to or somewhat above the citywide figure for detached homes, while the attached inventory at The Villages sits well below it. If you are in an Evergreen house that has become more than you want to manage, the good news is that one of the best answers in the entire county is a few minutes up the hill rather than out of the area entirely. Proposition 19 lets homeowners 55 and over carry their property tax basis to a replacement home, which makes that move far more affordable than most people assume.
