Hellyer

Hellyer sits in south San Jose near the Coyote Creek corridor, taking its name from Hellyer Avenue and from the county park that anchors the area. The park is the reason to know this neighborhood. Hellyer County Park runs along Coyote Creek with picnic areas, a lake, and paved trails that connect into the Coyote Creek Trail system, and it is home to the Ed R. Levin Velodrome, one of only a handful of outdoor cycling tracks in California. Whether or not you ride, the park gives the neighborhood something most San Jose tracts do not have, which is genuine open space and miles of flat, paved walking right at the edge of the houses.

The residential streets here are mostly 1960s and 1970s construction, with single-story ranch homes making up the bulk of it. Typical houses run three or four bedrooms and two baths, somewhere between 1,100 and 1,700 square feet, with attached garages and flat lots. There are also townhome and condominium complexes in the surrounding south San Jose area for buyers who want to be free of yard work. For older adults, the combination here is unusually good. The homes are on one level, the streets are flat, and the paved creek trail means a daily walk that is easy on the knees and not a lap around a parking lot.

Schools serving this area generally fall under the Oak Grove School District for elementary and middle grades, with high schools in the East Side Union High School District. Assignments vary from street to street in south San Jose, so I verify the actual school for any address you are serious about rather than trusting a listing remark.

Shopping and services are along Monterey Road and the Blossom Hill corridor, with Westfield Oakridge a short drive for the bigger trips. The Edenvale branch of the San Jose Public Library is nearby, and San Jose Parks and Recreation runs community centers in the area with classes and programs geared toward seniors.

For medical care, Kaiser Permanente’s San Jose medical center on Cottle Road is close, and Regional Medical Center is reachable to the northeast. County programs for older adults, including in-home supportive services and nutrition assistance, run through Santa Clara County Social Services.

Highway 101 runs right along this part of the city and Highway 85 and Highway 87 are both minutes away. VTA light rail has stations at Santa Teresa and along the Blossom Hill corridor, and Caltrain’s Blossom Hill and Morgan Hill stations serve trips both directions.

As for values, San Jose overall sits at a median near $1.4 million in mid 2026, down about three and a half percent year over year, with homes going under contract in roughly three weeks. This part of south San Jose generally prices below that citywide median, which matters if the single-level house with a yard is what you are after.
