Country Club
Silver Creek Valley Country Club is a gated, master planned community in the Evergreen hills of eastern San Jose, built around a private golf club. It is a distinct place from the broader Silver Creek area below it, and the difference is substantial: gates, a homeowners association, club membership requirements and a price tier well above the surrounding neighborhoods.
Anyone considering a purchase here should understand the club structure before anything else. Country club communities typically tie property ownership to membership obligations, and the specifics of what is mandatory, what it costs and what it entitles you to vary considerably. That belongs at the start of a conversation rather than in escrow, and I go through the association and club documents carefully for any client I represent here.
The housing spans a wide range, from attached and smaller homes through large custom estates, which means the community accommodates buyers at quite different price points. For downsizing clients that range is genuinely useful, since a gated community with a mix of housing types is rare on this side of the city. Terrain is hilly, so the specific property and its approach matter as much as the floor plan when you are planning for the long run.
The setting is the appeal: hillside streets above the valley floor, mature landscaping, views across San Jose, and the golf course running through the community. Joseph D. Grant County Park, nearly ten thousand acres of ranch land and trails in the Diablo Range, is a short drive east.
Schools run through the Evergreen Elementary School District and East Side Union High School District, with Silver Creek High and Evergreen Valley High serving this part of the city. Assignment depends on the parcel and I verify it on every listing rather than assuming.
For daily life, Eastridge Center and the Capitol Expressway corridor handle shopping, Lake Cunningham Regional Park and Raging Waters are a short drive, and Evergreen Valley College is nearby. The San Jose Public Library runs an Evergreen branch and the city’s Active Adults 50 and Over program operates at the Evergreen Community Center.
Highway 101 is a few minutes west with Highway 680 beyond it. Regional Medical Center is the nearest hospital, and Santa Clara Valley Medical Center, the county trauma center, is on the far side of the city, which is a genuine consideration for anyone planning for later life on this side of town.
It is also worth knowing that The Villages Golf and Country Club, the gated 55 and over community with roughly two and a half thousand mostly attached homes, sits a few minutes away in the same foothills. For an owner here who wants to stay in the area but stop managing a large hillside property, it is close enough to make a move feel like staying rather than leaving.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. This community trades well above that figure and on its own terms, with view, lot and the golf course frontage mattering as much as square footage. My San Jose home prices page tracks the wider market and the full San Jose area guide covers the rest of the city.
Selling in a gated country club community means reaching a specific and well advised buyer pool, and it carries the tax consequences that come with a substantial property and long ownership. Between capital gains and what Proposition 19 now means for passing property to children, the planning deserves real attention. That is the work I do with older adults and their families.
