At Home in Silver Creek
Silver Creek is a large residential area of eastern San Jose, running through the 95121 and 95138 zip codes near White Road and Silver Creek High School. It is worth separating from its more famous neighbor at the outset, because the two names get used interchangeably and they describe very different products.
Silver Creek generally means the broader, non gated suburban area: detached single family homes across a range of eras and price points, ordinary streets, no guardhouse. Silver Creek Valley Country Club is a separate, gated, master planned community built around a private golf club in the hills above. If you are looking at listings, the difference matters a great deal for price, for homeowners association obligations and for whether there is a gate at all.
The housing in the broader Silver Creek area is largely 1970s through 1990s suburban development, with newer construction toward the hills. Parts are flat and parts climb, and that difference is worth checking on any specific property if you are planning for the next twenty years rather than the next five.
Schools run through the Evergreen Elementary School District and East Side Union High School District, with Silver Creek High serving the area and Evergreen Valley High nearby. Assignment depends on the parcel and I verify it on every listing rather than assuming.
The eastern side of San Jose is well supplied with open space. Lake Cunningham Regional Park with its lake and the adjacent Raging Waters is a short drive north, Montgomery Hill Park offers trails with valley views, and the foothills of the Diablo Range rise immediately east.
For my clients, the most relevant fact about this part of the city is what sits a few minutes away in the Evergreen foothills. The Villages Golf and Country Club is a gated 55 and over community of roughly two and a half thousand mostly attached homes, and it is one of the only genuine age restricted communities of that scale anywhere in the county. If you are in a Silver Creek house that has become more than you want to manage, that option is close enough that you would not have to leave the side of town you know.
Everyday shopping runs through Eastridge Center and the Capitol Expressway corridor. The San Jose Public Library runs an Evergreen branch, the city’s Active Adults 50 and Over program operates at the Evergreen Community Center, and Regional Medical Center is the nearest hospital, with Santa Clara Valley Medical Center, the county trauma center, on the far side of the city.
Highway 101 is a few minutes west and Highway 680 runs north from there, with VTA light rail serving the Capitol corridor. This remains a part of the city that assumes you drive for most things.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. The broader Silver Creek area generally tracks near or somewhat above that figure, while the gated country club community above trades in a considerably higher range.
