Willow Glen

Willow Glen is the neighborhood people picture when they imagine the pleasant version of San Jose, and it has an origin story that explains why. It was its own incorporated city, voting to become one in 1927 largely to block a proposed railroad reroute through the area, and it stayed independent until residents voted 978 to 871 to join San Jose in 1936. That decade of self government is why the street grid, the commercial strip and the general feel are unlike anything around it.

The land sits on two former Mexican land grants, Rancho de los Coches and Rancho San Juan Bautista, and the Guadalupe River was channeled through here in 1860. Willow Glen Elementary traces back to 1863, which makes it one of the older continuously operating schools in the county.

Lincoln Avenue is the heart of it, a walkable stretch of restaurants, shops and the old Garden Theater that functions as a genuine main street rather than a shopping center. Since 1950 the neighborhood has run a Christmas light tradition on more than two hundred streets, with residents decorating small trees in their front yards, and it draws people from across the county every December.

The housing is unusually varied for a San Jose neighborhood, running from Victorians and Craftsman bungalows through Tudor revival to mid century homes and a scattering of Eichlers. Lots and styles change block by block, which means the comparable sale down the street may describe a very different property than yours, and pricing here takes actual analysis rather than a formula.

For my clients, the appeal is the walkability. Being able to reach coffee, a restaurant, a pharmacy and a park on foot is worth more at eighty than square footage is, and Willow Glen is one of the few San Jose neighborhoods that genuinely delivers it. The caveat is the housing stock, since older homes come with stairs and a maintenance profile that grows over time, so I look carefully at the specific house rather than the neighborhood reputation.

Green space includes Fuller Park and Bramhall Park within the neighborhood, and the Los Gatos Creek Trail runs nearby, giving you paved, level walking that connects toward Campbell and Los Gatos without street crossings.

Schools run through San Jose Unified School District across most of Willow Glen, with Willow Glen High serving the area. San Jose is carved up among many districts and boundaries do not follow neighborhood names, so I verify assignment parcel by parcel on every listing.

The city runs older adult programming through neighborhood community centers rather than one central senior center, with the Active Adults 50 and Over program listing what is offered at Willow Glen and elsewhere. The San Jose Public Library has a Willow Glen branch, and Good Samaritan Hospital and Santa Clara Valley Medical Center are both a short drive.

On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. Willow Glen trades well above that citywide figure, and the range within the neighborhood is wide given how much the housing varies.
