At Home in Saratoga Oaks

Saratoga Oaks is a townhome community off Springer Avenue, a short walk from Saratoga Village and Big Basin Way, built in the mid 1970s. It is a small place and it deserves a page of its own for one specific reason: in a city made almost entirely of large lot single family homes, Saratoga Oaks is one of the very few genuine attached housing options, and that makes it disproportionately important to the people I work with.

Saratoga is a difficult city to grow old in, and I say that as someone who loves it. The city has spent seventy years protecting a semi rural character of large lots, few sidewalks and minimal street lighting, and the result is beautiful and demanding. There is almost no condominium or townhome inventory, which means a longtime Saratoga owner who can no longer manage an acre usually has to leave the city entirely. Saratoga Oaks is one of the handful of places where that is not true.

The units here are generously sized for townhomes, in the range of roughly 1,950 to 2,600 square feet, with a homeowners association that handles the grounds and the exteriors. Dues are real and worth examining carefully alongside the reserve study before you buy, which I do for any client I represent here. The tradeoff is straightforward: you give up a private acre and you stop being responsible for it.

The location is the other half of the appeal. Saratoga Village along Big Basin Way is close enough to walk on a good day, with its restaurants, tasting rooms and small shops, and Hakone Gardens is just up the road, eighteen acres of Japanese garden dating to 1915 and among the oldest of its kind open to the public in this hemisphere. A membership there is one of the better quiet pleasures available in this town.

For services, SASCC runs the Saratoga Senior Center and an adult day care program on Allendale Avenue, which is a genuinely unusual resource for a city this size, and the Saratoga Library is part of the county system. There is no hospital in Saratoga, so El Camino Health’s Los Gatos campus is the nearest emergency room, roughly fifteen minutes away.

Schools run through Saratoga Union School District and the Los Gatos-Saratoga Union High School District, and I verify assignment for the specific address rather than assuming, as I do everywhere in this city.

Highway 9 runs out of the Village into the mountains and Highway 85 is a few minutes east, putting Cupertino and West San Jose fifteen to twenty minutes away. There is no light rail or Caltrain in Saratoga and bus service is thin, so this remains a city that assumes you drive, which is worth planning around.

On price, Saratoga ran a citywide median sale of about $4.2 million through the summer of 2026, with a median of roughly 13 days to contract. That figure is driven entirely by detached homes on large lots. Townhomes here trade at a small fraction of it, and that difference is the entire point. A Saratoga homeowner selling a house on half an acre and buying a townhome in this community typically frees up a very large amount of capital while keeping the same city, the same library and the same friends.
