Saratoga Village

Saratoga Village is the historic commercial heart of the city, a short low key stretch along Big Basin Way where the valley floor meets the foothills. In a city that deliberately never built a conventional downtown, the Village is what Saratoga has instead: a handful of blocks of restaurants, tasting rooms, galleries and small shops, with the residential streets that surround it forming one of the more walkable pockets in town.

The history here is older than most people realize, and it is frequently told wrong. The settlement began in 1847 when William Campbell built a sawmill on Saratoga Creek. Martin McCarty leased that mill around 1850 and built a toll road, and the place became known informally as McCartysville after him. It took the name Bank Mills around 1863 as a furniture factory, grist mill, tannery and paper mill took hold, and was finally renamed Saratoga in 1865 after locals decided the mineral springs here compared well with those at Saratoga Springs, New York. The city itself did not incorporate until October 1956.

The housing immediately around the Village is a mix, with older homes on smaller lots close in and larger properties as you climb toward the foothills. Being within walking distance of Big Basin Way commands a real premium, and rightly so, because it is one of the few addresses in Saratoga where daily life does not require getting into a car.

That matters more with time. Saratoga has the oldest median age of any city I work in, and most of it is built around large lots, no sidewalks and minimal street lighting. The blocks near the Village are the exception, and for a client who wants to stay in Saratoga while giving up a long commute to the grocery store, this is the first place I look. The townhomes at Saratoga Oaks off Springer Avenue are nearby and are one of the city’s few attached housing options.

Hakone Gardens sits just above the Village, eighteen acres of Japanese garden established as a private retreat in 1915 and now city owned, among the oldest of its kind open to the public in this hemisphere. Each spring the Saratoga Historical Foundation revives the Blossom Festival, which first ran in 1900 to celebrate the orchards that once covered this whole valley.

For services, SASCC runs the Saratoga Senior Center and an adult day care program on Allendale Avenue, the Saratoga Library on Saratoga Avenue is part of the county system, and the Saratoga Chamber of Commerce, which marked its hundredth anniversary in October 2026, keeps a calendar of what is happening in the Village.

Schools run through Saratoga Union School District and the Los Gatos-Saratoga Union High School District. There is no hospital in Saratoga, so El Camino Health’s Los Gatos campus is the nearest emergency room, about fifteen minutes away. Highway 9 runs from the Village into the mountains and Highway 85 is a few minutes east.

On price, Saratoga ran a citywide median sale of about $4.2 million through the summer of 2026, up a couple of percent year over year, with a median of roughly 13 days to contract. Homes within walking distance of the Village carry a premium for that access, though the range is wide depending on lot and condition. Walkability is the single most underrated asset a Saratoga property can have when it comes time to sell, and it is worth understanding how much of your value sits in the location rather than the house. Between that, capital gains on a long ownership and what Proposition 19 now means for passing property to children, there is real planning to do.
