The Good News for Sillicon Valley – February 24, 2026

I get asked this question all the time: What is the single best day of the year to list a Bay Area home for sale? Not the best month. Not the best season. The best day.

And I always say, if I had to pick one, it’s March 15th.

The reason has nothing to do with superstition and everything to do with the law of supply and demand. Every year, we start January 1 with the lowest inventory of the year. Listings slow down in Q4, many homes come off the market at year-end, and supply is tight. Then, beginning in mid-January, buyers come roaring back into the market faster than new inventory appears.

For a short window, typically peaking around mid-March, demand is high, but the full wave of spring listings hasn’t yet arrived. That imbalance is when sellers have the most leverage. More buyers competing over fewer homes means stronger offers, better terms, and less negotiating pressure. After mid-March into April, inventory continues to climb while the pace of new buyer demand levels off, and the balance gradually shifts.

That’s why March 15th often represents the most seller-friendly moment of the entire year to get your home Active on the MLS.

But here’s the key: you shouldn’t just decide on March 1 that you want to hit March 15 and expect to maximize the opportunity. You want to put your best foot forward, and packing, inspections, disclosures, positioning, cleaning, landscaping…these things take time.

St. Joseph’s School Breaks Ground in Mountain View (February 22, 1953)

St. Joseph Parish in Mountain View held a groundbreaking ceremony marking the start of a major expansion to serve its growing community. Under Father James Doyle’s leadership, the parish had acquired 15 acres near Miramonte Avenue and El Camino Real in 1948 to establish a permanent campus, including an elementary school and Holy Cross High School. At the time, the school, founded in 1952, operated in temporary spaces. The new building, completed in 1954, created a lasting center for education and parish life.

Westlake Elementary Opens for Growing Suburb (February 24, 1960)

Developers of the Westlake Subdivision in Daly City held a ribbon-cutting ceremony for the new Westlake Elementary School. The school was built to serve the rapidly growing neighborhood, often called the “Little Boxes” community due to its uniform homes. As more families moved into the area during the postwar housing boom, the new school provided a necessary local facility for children’s education and supported the needs of the expanding suburban population.

Intel Moves Headquarters to Santa Clara for DRAM Production (February 22, 1970)

Intel Corporation, then a young and rapidly growing startup, relocated its headquarters from Mountain View to a larger facility on Bowers Avenue in Santa Clara. This move was driven by the need for expanded space to begin production of the 1103 DRAM chip, one of the world’s first commercially successful dynamic random-access memory products. The transition marked an important step in Intel’s growth and in the early development of Silicon Valley’s semiconductor industry.

New Fees Hit South Bay Homeowners Challenging Property Taxes

Santa Clara County officials have approved new fees requiring South Bay property owners to pay when appealing their property tax assessments. Homeowners, condo owners, and small multifamily property owners will be charged $290 to file an appeal, while larger commercial and multifamily property owners will face a higher $675 fee. The change aims to offset the rising cost of running the assessment appeals system, which currently costs about $3.5 million annually and is strained by limited county resources and reduced federal funding. Officials estimate the fees could generate roughly $3.4 million each year, nearly covering program expenses. Supporters argue the measure ensures sustainability and fairness in funding the appeals process, while critics worry it may discourage property owners from challenging inaccurate assessments. The policy marks a significant shift, as filing an appeal had previously been free, potentially impacting access to tax dispute mechanisms.
