The Good News for Sillicon Valley – March 3, 2026

In real estate, I’ve always believed that understanding value is one of the biggest advantages you can have as a buyer or seller…but most people don’t actually understand what really drives value. In this week’s video, I share insights from a California appraiser with 25 years of experience, and it clears up a lot of the mystery (and anxiety) around appraisals.

One of the biggest surprises for many sellers is that appraisers usually see the purchase contract before they ever step into the home. That contract price matters because it reflects what a real buyer and seller agreed to in the open market, and it often helps frame the appraiser’s research. In fact, the very fact that a buyer and seller agreed to a price for home sold on the open market is the single biggest determinant of value for that particular home.

Another misconception is that staging, décor, or “vibes” directly impact what a home is worth. Appraisers focus on measurable things: condition, functionality, quality, and needed repairs. If there’s an issue like deferred maintenance or smoke damage, it’s typically handled through a cost-to-cure lens, not emotion.

I also learned why the “best comp” isn’t always the closest house. The strongest comparable sale is the one that requires the fewest adjustments once you account for home features, condition, and utility.

Bottom line: an appraisal isn’t a verdict on your home’s worth, it’s a documented opinion based on data and rules. When you understand the process, you can prepare smarter and negotiate with more confidence.

Sylvania Breaks Ground on Defense Electronics Lab (March 6, 1953)

Sylvania Electric Products, a leader in electronic defense technology, broke ground on a new $1 million facility in Mountain View for its Electronic Defense Laboratory. The project reflected the growing importance of advanced electronics during the early Cold War period. The new facility was intended to support research and development in defense systems, contributing to both national security efforts and the expanding technological foundation of what would later become Silicon Valley.

UC Berkeley Acquires High-Energy Synchrotron (March 3, 1947)

The University of California, Berkeley announced the acquisition of a 300-million-volt synchrotron for use at its Radiation Laboratory. This advanced particle accelerator enabled scientists to study atomic structures and high-energy physics at unprecedented levels. The addition of the synchrotron strengthened Berkeley’s position as a leading center for scientific research, supporting postwar advancements in physics and contributing to a deeper understanding of fundamental particles and energy.

San Jose Turns to Housing Vouchers to Fill Struggling Downtown Tower

San Jose leaders are launching a new housing voucher program aimed at filling hundreds of empty units in a downtown high-rise while expanding access to below-market housing. The initiative targets a 23-story luxury apartment building known as The Fay, which has struggled with a vacancy rate of about 60% since opening.

Through the program, the city will act as a master tenant for 197 apartments, subsidizing rents for middle-income residents earning roughly 80% to 110% of the area median income. Tenants will pay reduced rents based on income, while the city covers the difference using funds from Measure E.

Officials say the effort could stabilize the building, boost downtown activity, and support local workers. However, the subsidies are temporary, with rents expected to rise back to market rates over time, raising concerns about long-term affordability.
