When you’re getting ready to list, it’s natural to wonder whether you have to fix everything. Deciding what’s worth fixing before you sell starts with understanding how buyers think. They often price in fear and uncertainty, not just the repair cost. A worn floor or a leaky faucet may be easy to fix, but it can leave buyers wondering what else hasn’t been taken care of.

Most pre-sale work falls into three buckets: fix, disclose, or ignore. Serious condition issues can affect financing and limit your pool of buyers. When fewer buyers can get a loan on a home, cash buyers and flippers often step in, and they tend to negotiate harder. On the other hand, a few cosmetic updates like cleaning, paint, and flooring can make a home feel cleaner and more cared for. Curb appeal matters too, since first impressions often start before a buyer ever walks through the front door.

It’s also worth remembering that buyers often punish neglect more than they reward upgrades. A cluster of small defects can make them worry about what else might be wrong, while an expensive remodel may not earn back what it costs. That’s why getting a home ready to sell is different from remodeling it.

Inspections and contractor bids can help replace guesswork with real numbers. For some bigger items, disclosure may make more sense than a major repair, especially when time, budget, or family circumstances make a large project difficult. The right plan should fit your home, your timeline, and the people involved in the decision.

You don’t need to make an old house new. Focus on removing the issues that interfere with financing, hurt presentation, create safety concerns, or undermine buyer confidence.

Love Pageant Rally Held in Golden Gate Park (October 6, 1966)

Roughly a thousand or more people gathered in the Panhandle of Golden Gate Park for the Love Pageant Rally on the day California’s ban on LSD took effect. Organized by members of the Haight-Ashbury community, the gathering was meant as a peaceful, celebratory protest rather than an angry one. The Grateful Dead and Big Brother and the Holding Company played as the crowd danced and filled the park with color. The rally became an early landmark of San Francisco’s counterculture, paving the way for the Human Be-In and the Summer of Love.

Community Pantry Volunteer Sorting Donations

San Jose Orders Northside Food Pantry to Shut Down

San Jose has told Lighthouse Food Rescue & Distribution, a food pantry at East Julian and 17th streets in the Northside neighborhood, that it must close. Founded by Pastor Ralph Olmos, the pantry serves more than 1,000 people a day, five days a week, offering diabetic-friendly boxes, vegetarian options, and premade meals for unhoused residents.

On September 25, the city cited the pantry for running food distribution on the sidewalk under canopies and for operating in a zone where food distribution centers are no longer allowed. The pantry has 10 days to clear the sidewalk or face fines of up to $20,000 a day, and 60 days to stop operating entirely. A city spokesperson said zoning has changed since the pantry received fee waivers in 2022, so a special use permit is no longer an option, but that the city hopes to work with the property owner.

Olmos said the citation came without any earlier warning about zoning problems. He said the pantry will likely close unless it can relocate somewhere affordable and accessible for its elderly and disabled clients. Longtime patrons say it has been essential to getting by.
