At Home in Brooktree
Brooktree is a residential pocket in south San Jose, in the Blossom Valley part of the city near the intersection of Snell Avenue and Blossom Hill Road. Like a good many of the neighborhood names you will see on listings in this part of town, Brooktree is a tract name rather than a historic district, which is to say it came from the builder and the street signs rather than from a town that got absorbed into San Jose. I would rather tell you that straight than hand you a made-up origin story. The practical character of the place is what counts, and that character is quiet, flat, well kept, and built for families who wanted a yard and a garage in the years when south San Jose was still turning from orchards into subdivisions.
Most of the homes went up between the mid 1960s and the early 1970s. The typical house is a single-story ranch somewhere between 1,100 and 1,700 square feet with three or four bedrooms and two baths, an attached garage, and a lot around six thousand square feet. A handful of two-story plans are mixed in, and the surrounding Blossom Valley area has townhome and condominium complexes for buyers who want to be done with roofs and gutters entirely. For an older buyer, the single-level ranch is the reason to look here. Everything is on one floor, the driveways are flat, and the interior layouts are simple enough that adding a grab bar or widening a bathroom door is a weekend project rather than a remodel.
The elementary and middle schools in this area are generally part of the Oak Grove School District, with high schools under the East Side Union High School District. Assignments here can change from one side of a street to the other, so I confirm the actual school for any specific address before an offer goes in rather than relying on what a listing says.
Day to day, you have the Blossom Hill and Snell corridors for groceries, pharmacies, and the ordinary errands, with Westfield Oakridge a few minutes away for a mall, a theater, and a wider choice of restaurants. The Santa Teresa library branch is nearby, and San Jose Parks and Recreation keeps a number of small neighborhood parks in the surrounding streets. For something more substantial, Santa Teresa County Park is a short drive and has real trails, oak woodland, and views back across the valley.
On the health side, Kaiser Permanente’s San Jose medical center on Cottle Road is close, and Good Samaritan Hospital is a straightforward drive up Highway 85. Services for older adults, including in-home supportive services, nutrition programs, and caregiver support, run through Santa Clara County Social Services, and I am glad to help families figure out which of those programs they actually qualify for.
For getting around, Highway 85 and Highway 87 are both minutes away, Highway 101 is a reasonable hop east, and the VTA light rail stations at Blossom Hill and Santa Teresa connect you to downtown and the rest of the county. Caltrain’s Blossom Hill station handles trips north toward the Peninsula and San Francisco.
As for prices, San Jose citywide is running a median around $1.4 million in mid 2026, down roughly three and a half percent from the year before, with a typical home going under contract in about three weeks. South San Jose usually comes in under that citywide figure, and that gap is a real part of why buyers looking for a single-story home end up here rather than in Willow Glen or the west valley. You can look at the current numbers and recent sales on the San Jose home prices page, and the San Jose area guide puts this part of town in context.
If you are considering a move to Brooktree, or you have been in the neighborhood a long time and are starting to think about the next chapter, I would be glad to talk. Most of my work is with older adults and their families, which means we usually spend as much time on timing and logistics as we do on price. Book a call with me whenever you like, and if selling is where this is heading, here is how I handle it.
