Listing agents will also routinely share what should be confidential information with buyer’s agents – telling them how many private showings there have been, the number of disclosure package requests, open house attendance…and, worst of all, how many offers have been received, and often the content and outlines of offers – which is a clear violation of the REALTOR® Code of Ethics.

They say that knowledge is power, so it’s a mystery why so many Silicon Valley listing agents dribble that power away in negotiations with buyers.  I steadfastly guard all your privileged information and do nothing that would cause a buyer to hesitate writing an offer on your home, or give them any advantage when doing so.

And before I have an offer – and after I receive an offer – I make it clear to the buyer’s agent that their buyer will absolutely have the chance to be the winning buyer, if that buyer is capable of winning.  This assurance keeps buyers engaged in the process, so that I am able to present my seller clients with an array of offers representing the best set of price and terms available in the current market.

One of the biggest complaints I hear about REALTOR®s is that they are hard to reach or don’t keep their clients informed. I work hard to make sure that my clients are continually informed about the state of the sale of their home.  And I communicate however my clients prefer:  phone calls, text messages, email, WhatsApp, WeChat, Facebook Messenger – whatever!

When I tell you I will send you some information, I will tell you the time by which you can expect that information.  I’ll deliver it on or before the date and time I said I would.

I will always tell you the truth.  That can lead to difficult conversations at times, because you may not want to hear the truth.  But it’s also a violation of the REALTOR® Code of Ethics to mislead clients (or anyone, for that matter).  You will find that I always play it straight, even when it isn’t easy or comfortable.  You deserve nothing less.

I don’t do high-pressure sales. That’s because, honestly, it doesn’t matter to me if you decide not to sell your home – I can only help so many people anyway, and I keep pretty busy.  If you don’t want to sell, now or later, that’s no skin off my nose; there are many other people who need my help.

I’d much rather build a long-term relationship than push you into something that you’re not comfortable doing.  I can honestly say I’ve never pressured anyone into selling (or buying) a home.  My job is to give you my best advice, which you are free to take or leave.  But if you’re my client, once I’ve given you that advice, my job is to take your instructions, even if they run contrary to my advice, and execute them as you direct me to.
