Downtown San Jose
Downtown San Jose is the civic and commercial core of the largest city in Northern California by area, and it has been changing faster than anywhere else in the region. The city was founded here on November 29, 1777 as the Pueblo de San Jose de Guadalupe, California’s first civilian town, and it served as the first state capital from 1849 to 1851. That history is why downtown sits where it does.
The modern downtown really dates to the 1980s, when a sustained redevelopment effort under Mayor Tom McEnery began reversing decades of decline, and to the residential high rise wave since 2008. One quirk worth knowing is that building heights downtown are limited in places by the flight paths into San Jose Mineta International Airport, which sits just north, and that constraint has shaped the skyline.
For the clients I work with, downtown offers something almost nothing else in this county does. The housing is predominantly condominiums and apartments, which means single level floor plans, elevators, secured entry and an association handling the building. Combine that with being able to walk to a grocery store, a restaurant, a doctor and a train, and you have a genuine alternative to driving everywhere, which matters more each year.
The everyday infrastructure is good. Plaza de Cesar Chavez is the central green, the Guadalupe River Park runs along the western edge, the main branch of the San Jose Public Library is here, and the SAP Center hosts the Sharks and major concerts. From late November through New Year’s Day, Christmas in the Park takes over the plaza, a tradition since 1980, and San Jose Jazz fills the streets each summer.
Transit is the strongest argument. San Jose Diridon Station brings together Caltrain, Amtrak, ACE and VTA light rail in one place, with light rail running through the downtown core. BART currently reaches only Berryessa in the far north of the city, and the extension that would bring it to downtown and Diridon remains under construction with no confirmed opening date, so I would treat it as a someday rather than a plan.
Schools run through San Jose Unified School District, with San Jose High among the oldest public high schools in the state, and San Jose State University anchoring the eastern side of downtown. The city runs older adult programming through neighborhood community centers under its Active Adults 50 and Over program, and Santa Clara Valley Medical Center, the county trauma center, is a short drive west.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. That figure is driven by detached houses across a very large city, and downtown condominiums trade well below it, which is exactly what makes this a realistic landing place for someone selling a family home elsewhere. Before buying a condominium anywhere, the association documents deserve proper scrutiny rather than a skim. Reserve funding, insurance, any construction defect history and the rules around rentals all matter, and in a market with as much newer high rise stock as downtown has, those details vary enormously building to building. I read them carefully for any client I represent.
The move I help people make most often looks like this: sell a house with stairs and a yard you have stopped using, buy a downtown condominium, and put the difference to work funding the next twenty years. Proposition 19 lets homeowners 55 and over carry their property tax basis to a replacement home, which changes the arithmetic considerably.
