Living in Ben Lomond, CA
Ben Lomond sits in the middle of the San Lorenzo Valley, on Highway 9 between Felton and Boulder Creek, about 12 miles from Santa Cruz. It is an unincorporated community of about 6,300 people (2020 Census) with its own 95005 ZIP code, and it takes in the Glen Arbor and Brackney neighborhoods along the river. The town center is a short stretch of Highway 9 with a post office, restaurants and shops, and the San Lorenzo River and redwoods are never far from anyone’s back door.
Ben Lomond History
The name comes from Ben Lomond Mountain, the long ridge to the west that a Scottish settler named after the peak in Scotland. John Burns settled on the far side of that ridge in 1851 and was one of the first winemakers in the Santa Cruz Mountains. The community itself was first called Pacific Mills, after a local sawmill, and residents chose the Ben Lomond name when they applied for a post office in 1887.
Like the rest of the valley, Ben Lomond grew up on logging, then became a summer getaway for families from Santa Cruz and the Bay Area, which is why so many of the older homes started life as small vacation cabins. The Loch Lomond reservoir to the northeast carries the Scottish theme forward.
Parks and the Outdoors in Ben Lomond
Highlands County Park at 8500 Highway 9 is the town’s backyard, with river access, a nature trail, sports fields, tennis courts, a skate park, picnic areas and the valley’s senior center. Quail Hollow Ranch County Park, a large open space preserve on Quail Hollow Road, has trails through meadow and sandhills habitat that you will not find anywhere else in the county. Loch Lomond Recreation Area, run by the City of Santa Cruz, is popular for fishing, boating and lakeside hiking in season.
Henry Cowell Redwoods State Park and Roaring Camp are about ten minutes down the road in Felton, with old growth redwoods and the Garden of Eden swimming hole on the river. Big Basin Redwoods State Park is past Boulder Creek at the top of the valley and is still reopening in stages after the 2020 CZU fire.
Schools and Everyday Life
Ben Lomond is in the San Lorenzo Valley Unified School District, whose district office is on Marion Avenue in town. The district runs Boulder Creek Elementary, San Lorenzo Valley Elementary, San Lorenzo Valley Middle School and San Lorenzo Valley High School, plus the San Lorenzo Valley Charter School, and the middle and high schools are in Felton. For the library, residents use the Felton or Boulder Creek branches of Santa Cruz Public Libraries, and for bigger shopping trips most people head to Scotts Valley or Santa Cruz.
Getting Around From Ben Lomond
Downtown Santa Cruz is about 25 minutes down Highway 9 or Graham Hill Road, and San Jose is about 34 miles away, typically an hour by way of Highway 17 through Scotts Valley. Santa Cruz METRO runs Route 35 along Highway 9 through the valley, which is a real help for anyone who wants to get to town without driving.
Ben Lomond Homes and Neighborhoods
Most Ben Lomond homes are single family houses, from older cabins on small river lots to mid century homes and newer custom builds up on the ridges. The streets closest to Highway 9 and the town center are the easiest to live in day to day, while areas up Alba Road, Love Creek and the side canyons give you more land and privacy in exchange for narrower roads and longer drives. Many properties have septic systems, and water may come from the San Lorenzo Valley Water District or a private well, so I always plan for those inspections up front.

Is Ben Lomond a Good Fit for Downsizers?
Ben Lomond has one big advantage for older residents: the senior center is right in town at Highlands County Park, with programs such as dine in lunches and Medicare counseling that have been offered there through community partners. The nearest hospital is Dominican Hospital in Santa Cruz, roughly 30 minutes away. Single level homes do come up, especially on the flatter streets near Highway 9, but many properties sit on slopes with stairs or steep driveways, and there are very few condos, HOAs or 55+ options, so expect to buy a smaller detached home.

Over the three months ending September 2026, homes in the Ben Lomond 95005 ZIP code sold for a median price of about $925,000, down about 22 percent from the same period a year earlier, with a median of 11 days on market, according to Redfin’s 95005 data. With only about 11 sales a month, that median swings a lot with the mix of homes that happen to sell, so I read it alongside recent comparable sales.
