At Home in the Platinum Triangle

The Platinum Triangle is a market name for an upscale pocket of Saratoga near the Village, and it is worth saying plainly that it is a newer coinage playing off the older and better established Golden Triangle. Neither is an official city designation, since Saratoga does not publish formal neighborhood boundaries, but the Golden Triangle has decades of common usage behind it while the Platinum Triangle is more recent and its edges are drawn differently depending on who is drawing them.

What people generally mean by it is the higher end residential ground closest to Saratoga Village, where lots run to half an acre and beyond and the housing is largely custom, either built that way or rebuilt since. This is estate scale property rather than tract housing, and homes turn over rarely.

The proximity to the Village is the real draw. Big Basin Way gives you restaurants, tasting rooms and small shops within a short walk or a very short drive, Hakone Gardens sits just above on eighteen acres of Japanese garden dating to 1915, and the Mountain Winery hosts concerts on the hillside above town. In a city that deliberately has no real downtown, being close to the Village is the closest thing Saratoga offers to walkability.

That said, this is Saratoga, and the same character notes apply. Most residential streets have no sidewalks and no street lighting, by design and by seventy years of consistent policy. It is beautiful, and it is worth thinking through honestly if you expect to be walking in the evening later in life. The city also has the oldest median age of anywhere I work, with more than a quarter of residents past sixty five, so these are live questions here rather than abstract ones.

The bigger practical issue for longtime owners is that Saratoga has almost no attached or small single level housing to move into. A move out of a half acre property usually means leaving the city, and the households that handle that best start planning years before anything becomes urgent. The few exceptions, including the townhomes at Saratoga Oaks and the age restricted Saratoga Retirement Community on Fruitvale Avenue, are worth knowing about early.

Schools run through Saratoga Union School District for transitional kindergarten through eighth grade and the Los Gatos-Saratoga Union High School District for Saratoga High, and I verify the assignment on every listing rather than relying on a neighborhood name.

For services, SASCC runs the Saratoga Senior Center and an adult day care program on Allendale Avenue, and the Saratoga Library is part of the county system. There is no hospital in the city, so El Camino Health’s Los Gatos campus and Good Samaritan in San Jose are the nearest emergency rooms. Highway 85 is a few minutes east and Highway 9 climbs out of the Village into the mountains.

On price, Saratoga ran a citywide median sale of about $4.2 million through the summer of 2026, up a couple of percent year over year, with a median of roughly 13 days to go into contract, the fastest of any city I track. Properties in this pocket sit at the upper end of that range, and with so few sales each year the right comparable matters far more than the median.
