Lakewood Village

Lakewood Village sits in northern Sunnyvale and is one of the city’s registered neighborhood associations, with an active residents group that has been organizing here for years. It is a postwar tract, built out in the 1950s as Sunnyvale grew from an agricultural town into a defense and electronics center around Lockheed and Moffett Field.

The housing reflects that era: single story ranch homes on flat, regular lots, built for the young families of engineers and machinists who came for the aerospace jobs. Seventy years on, a good share of those houses are still single level, which in a market this expensive is more valuable than it sounds. When a client tells me they need to get out of a two story house but cannot bear to leave Sunnyvale, neighborhoods like this one are where I start.

Lakewood Elementary and Fairwood Elementary both serve this part of the city under Sunnyvale School District, with high school running through Fremont Union High School District. Sunnyvale is split across several elementary districts, so assignment is worth confirming by address rather than by neighborhood, and I do that on every listing.

The northern location puts Baylands Park within easy reach, seventy developed acres plus another hundred of protected wetland, connecting to the San Francisco Bay Trail. That is as good a flat walking loop as exists anywhere in the South Bay, and it is the kind of amenity that quietly keeps people active into their eighties. Seven Seas Park is closer in for everyday use.

For services, the Sunnyvale Senior Center on East Remington Drive runs case management, a fitness room, a lunch program and a full activity calendar for adults 50 and over, and the Sunnyvale Public Library on West Olive Avenue is one of the busier branches in the county.

Shopping and errands run along the El Camino Real corridor and into downtown Sunnyvale, where Historic Murphy Avenue hosts the Saturday farmers market and the annual Art and Wine Festival each June. There is no hospital in Sunnyvale, so El Camino Health’s Mountain View campus and Kaiser Santa Clara are the nearest emergency rooms.

Getting around is straightforward from this part of the city. Highway 101 and Highway 237 are immediately accessible, the VTA Orange Line light rail runs through northern Sunnyvale with stops at Lockheed Martin, Borregas and Crossman, and the Sunnyvale Caltrain station downtown is a short drive.

On price, Sunnyvale ran a citywide median sale of about $1.74 million through the summer of 2026, down close to six percent from a year earlier, with homes going into contract at a median of roughly 17 days. Sales volume rose slightly over that stretch, which says buyers are still active but negotiating harder on price than they were a few years ago. The equity in one of these houses now runs to many multiples of what was paid, and the questions that come with it, from capital gains to what Proposition 19 means for passing the house to your children, deserve real planning rather than a quick estimate.
