Few questions come up more often before selling a home than this: “If I remodel, will I get my money back?” It’s an understandable question, especially for longtime Bay Area homeowners whose homes may not have been updated in many years. With remodeling costs climbing, it’s tempting to believe that every dollar invested before a sale will translate into a higher selling price.
The reality is usually more complicated. While thoughtful improvements can absolutely make a home more attractive to buyers, the cost of a renovation is not the same as the value it adds. A kitchen remodel that costs $200,000 doesn’t automatically increase a home’s market value by $200,000, because buyers evaluate the property as a whole, not simply by adding up construction invoices.
What determines value is how buyers compare your home to similar properties that have recently sold. Appraisers refer to this as the Principle of Contribution: an improvement is worth what it contributes to the property’s market value, not what it cost to build. In other words, the market, not the receipts, decides what your renovation is worth. That doesn’t mean all upgrades are a poor investment. Some improvements can make a home easier to sell, attract more buyers, and even encourage stronger offers. Others, however, add very little value because they’re highly personal, overbuilt for the neighborhood, or exceed what buyers expect in that price range.
Before investing significant money preparing a home for sale, it’s worth taking a step back and asking not just “What can I improve?” but “What improvements will today’s buyers actually pay for?” The answer can save homeowners from spending tens of thousands, or even hundreds of thousands, of dollars that may never come back at closing.
