There are three charts here, and each one answers a different question about the market.

The first pairs median sales price with the share of homes selling over asking. Price tells you where values actually landed. The over-asking percentage tells you how much competition was sitting behind those numbers, and that second line usually moves before price does when a market starts to turn.

The second pairs median days on market with that same over-asking share. This is the pace of things. When days on market stretches out while the over-asking share falls, buyers have won back some leverage, and sellers need to price with more care than they did a year earlier.

The third puts new listings against closed sales. This is supply meeting demand in its plainest form. Watching the gap between those two lines is the cleanest way to see whether inventory is piling up or getting absorbed as fast as it arrives.
