At Home in Twin Lakes
Twin Lakes sits along the coast just east of the Santa Cruz Harbor, and like several communities on this stretch it is unincorporated Santa Cruz County rather than part of the City of Santa Cruz. That distinction matters for taxes, services and school assignment, and it surprises people because the neighborhood sits right against the city line and shares its beach.
The name comes from the two bodies of water that once defined the area, Schwan Lake and Woods Lagoon. Woods Lagoon was dredged in the early 1960s to create the Santa Cruz Harbor, which opened in 1964 and permanently changed this part of the coast. Schwan Lake survives as a quiet wetland behind the beach, and the pairing of harbor and lake is where the neighborhood gets its name.
Twin Lakes State Beach runs along the front of the neighborhood and is one of the more sheltered, family friendly beaches in the county. The harbor gives you boats, a handful of restaurants on the water and a walkable loop that is flat the whole way, which for my clients is worth noting: a level, scenic daily walk close to home does more for staying independent than almost any feature inside a house.
The housing is a coastal mix, with older cottages and post war homes alongside rebuilt and expanded houses, plus condominium and townhome stock near the harbor. That attached inventory is genuinely useful in a county where low maintenance options are scarce, particularly for someone leaving a larger property in the mountains or up the coast.
Schools in this unincorporated area are served by the Live Oak and Santa Cruz districts depending on the parcel, so assignment is worth verifying by address rather than assuming, and I check it on every listing. Cabrillo College in Aptos serves the wider county.
For services, Dominican Hospital on Soquel Drive is roughly ten minutes away and is the main acute care hospital for the north county. The Santa Cruz Public Libraries serve the county on a single card, and the Volunteer Center of Santa Cruz County runs falls prevention, home repair and transportation programs for older residents. Downtown Santa Cruz with its senior center at the London Nelson Community Center is a short drive west.
Getting around means Highway 1, which is close and which backs up at peak hours near the Highway 17 merge. Santa Cruz METRO runs local service, and the Highway 17 Express to Diridon Station in San Jose leaves from the downtown transit center.
On price, the typical Santa Cruz area home is running around $1.35 million as of late summer 2026, up roughly six percent year over year. Anything near the harbor or with a water view trades above that, while the condominium stock sits below it.
