Here in Silicon Valley, buyers pay a real premium for homes that feel fresh and move-in ready, and they tend to discount heavily for anything that looks like a project. Market Ready Concierge closes that gap. You can make the improvements that matter, list with confidence, and settle up from the proceeds when the sale closes.

How Market Ready Concierge works

Three simple steps, and I'll be with you through each one, from deciding what's worth doing to getting your home on the market.

1. Apply

Once we've agreed to work together on your listing with Compass, you complete a short online application with Notable, the program's lending partner. It only takes a couple of minutes.

2. Get funded and get to work

If you're approved, funds are available to pay for your projects up front. We'll prioritize the improvements that will matter most to buyers in your neighborhood.

3. Repay at closing

When your home sells, the loan, interest and fees are paid from your sale proceeds through escrow, so you're not scrambling to cover costs along the way.

A quick look at eligibility


Approval is handled by Notable and depends on your credit, your equity and a few other factors. Here's the general picture so you know what to expect before we talk.

  • Up to 10% of your list price, with a program maximum of $75,000.
  • A 680 or higher FICO score for amounts up to $50,000.
  • A 780 or higher FICO score for amounts over $50,000.
  • At least approximately 20% equity in your home.
  • A Compass listing, since the program is tied to your listing agreement.
  • Interest and fees apply. An origination fee applies and interest accrues until the loan is repaid.

An example

On a home listed at $600,000, 10% would be $60,000. On a home listed at $1,500,000, 10% would be $150,000, so the amount would be capped at the $75,000 program maximum. Your actual amount may vary based on credit and other factors.

So many of the families I work with are managing a parent's move from a distance, and the question of who pays for the pre-sale work can get complicated fast. Market Ready Concierge can take that pressure off. The costs are covered up front and repaid from the home's own sale, so siblings aren't fronting money and your parent's savings stay intact for the next chapter.

I coordinate with you, your parent and any trusted advisors, and I help keep the projects on the timeline the move requires. Repayment happens through escrow, clearly and simply, so there's nothing to sort out among the family later.

Market Ready Concierge FAQ

Yes. Market Ready Concierge funds are a loan provided by Notable and made by Notable Finance, LLC or Quorum Federal Credit Union. Interest and an origination fee apply, and everything is repaid when your home sells or on the other repayment dates described below. Compass does not make the loan.

Loan funds, interest and fees are due at the earliest of these events: the closing of your home's sale, the termination or expiration of your listing agreement, suspension or acceleration of the loan, or twelve months after the loan begins. For most sellers, that simply means it's paid through escrow at closing.

Up to 10% of your list price, with a maximum of $75,000. You'll need a FICO score of at least 680 for amounts up to $50,000 and at least 780 for amounts above $50,000, along with approximately 20% equity in your home. Amounts may vary based on credit and other factors.

According to Notable, applying won't impact your credit score. Any final approval is subject to their credit review and underwriting.

All property improvement services are provided by independent service providers. I'm happy to help you think through which projects are worth doing and share names of vendors other clients have used, but the choice is always yours.

Not at all. It's one option among several. Some sellers prefer to sell as-is, some pay for a few updates themselves, and some use this program. We'll look at your home and your goals together and decide what makes sense for you.

Up to 10% of list price allowed for loan; capped at the $75k max. Loan amount may vary depending on FICO and other factors. A minimum of 680 FICO score for loans up to $50,000; and a minimum FICO score of 780 for loans over $50,000; seller must have at least approximately 20% equity in the home.

Interest applies. Loan funds, interest, and fees are due upon closing of the sale of your seller's home, termination or expiration of your seller's listing agreement, suspension of the loan, loan acceleration or twelve months after loan origination, whichever is sooner. Notwithstanding the Loan Repayment Date in the loan agreement, an origination fee will apply, and interest will continue to accrue until the loan is repaid in full.
