Seb Frey is a Compass Broker Associate in Los Gatos who's spent more than 23 years helping Silicon Valley homeowners, especially older adults and their families, make the housing and money decisions that come with getting older. About Seb

A REALTOR® Who Specializes in the Second Half of Life

Seb Frey is a Bay Area native and a Broker Associate with Compass in Los Gatos. He's been selling Silicon Valley real estate since 2003, has closed more than 465 transactions, and has been ranked in the top 1.5% of agents nationwide by RealTrends for several years running. He's a past REALTOR® of the Year and has earned the SRES, CSA (Certified Senior Advisor) and CAPS (Certified Aging-in-Place Specialist) designations.

Most of Seb's practice is built around longtime homeowners over 60 and the adult children helping them. That means downsizing after 30 or 40 years in the same house, trust and probate sales, Prop 19 and capital gains planning, and the family conversations that have to happen before any of it. He's an Affiliate Member of the Professional Fiduciary Association of California and works side by side with elder law attorneys, care managers and fiduciaries.

Outside of transactions, Seb hosts Sixty Plus Uncensored, a weekly interview podcast about the two biggest decisions of your sixties: what to do about the money and what to do about the house. He's the author of Get It Sold! and contributed the chapter "Strategic Home Selling for Life Transitions" to the NAIPC book Aging in Place Conversations: The Housing Edition. He's a tech guy at heart, too, and recently built three working apps with AI without writing a single line of code.

What Seb Talks About

Interview Topics and Story Angles

These are the subjects Seb is asked about most. He's also happy to react to breaking housing news or a new study, so if your story isn't on the list, just ask.

The Two Biggest Decisions of Your Sixties

What to do about the money and what to do about the house are usually the same decision in disguise. Seb explains how older homeowners can turn equity into cash flow, and why a move is often a financial strategy more than a question of square footage.

Downsizing After 30+ Years

Why does leaving a longtime home feel so hard, even when everyone agrees it's time? Seb covers the emotional side, the logistics of clearing out a lifetime of belongings, and how families keep the process from stalling.

Adult Children and Aging Parents

The hardest part is usually the first conversation. Seb shares how adult children can bring up the house with Mom and Dad without it turning into a fight, and how siblings can get on the same page first.

Prop 19, Capital Gains and Taxes

Longtime California owners often sit on big gains and very low property tax bases. Seb explains in plain English how Prop 19 portability and the capital gains exclusion shape the timing of a move, and when to bring in a CPA.

Aging in Place vs. Moving

As a Certified Aging-in-Place Specialist, Seb can speak to which homes can realistically be adapted, what modifications tend to cost, and the warning signs that staying put has stopped being the safer choice.

Probate, Trust and Estate Sales

Selling a house out of a trust or through probate comes with its own rules, timelines and family dynamics. Seb walks through what executors and trustees should expect and the mistakes that cost estates money.

The Silicon Valley Housing Market

From tech buyers competing for homes near the big employers to longtime owners deciding when to sell, Seb offers grounded, data-driven commentary on one of the most expensive housing markets in the country.

AI and the Future of Real Estate

Seb built three working apps with Claude AI without writing a line of code, including Avidify, a free inspection app for agents. He talks about what AI really changes for agents and consumers, and what it doesn't.
