At Home in Pleasure Point
Pleasure Point runs along the coast east of Santa Cruz, roughly between 26th and 41st Avenues, and it is one of the best known surf neighborhoods in California. The first thing to establish is jurisdiction, because it affects taxes, services and schools: Pleasure Point is unincorporated Santa Cruz County, part of the greater Live Oak area, not part of the City of Santa Cruz. The county sheriff, county planning and county services apply here.
The surf break is the neighborhood’s identity and it is genuinely world class, drawing people from everywhere. East Cliff Drive runs along the top of the bluff with a paved walkway and stairs down to the water at intervals, and that walkway is the daily backbone of the neighborhood, flat, scenic and used by everyone from surfers at dawn to walkers at dusk.
The housing is a mix that reflects decades of gradual change. Original beach cottages and modest post war houses sit alongside substantially rebuilt homes and newer construction, with condominiums and townhomes appearing closer to the commercial stretches. Lots are generally small. That variety means comparable sales here need choosing carefully, since two houses a block apart can be separated by several million dollars depending on what has been done and how close the water is.
What makes this area work later in life is the flat terrain and the walkability. For a client who wants ocean access without a hillside driveway or a long staircase, Pleasure Point and the surrounding Live Oak streets are among the most practical options anywhere in the county. The Opal Cliffs area just east is part of the same community, having been folded into the Pleasure Point census area before 2010, and Opal Cliffs County Park provides additional beach access.
Schools in this unincorporated area are served by the Live Oak and Soquel districts rather than by Santa Cruz City Schools, and assignment depends on the specific parcel, so I verify it on every listing rather than assuming. Cabrillo College in Aptos is a short drive.
For services, Dominican Hospital on Soquel Drive is close, roughly ten minutes, and is the main acute care hospital for the north county. The Santa Cruz Public Libraries serve the county on a single card, and the Volunteer Center of Santa Cruz County runs falls prevention, home repair and transportation programs for older residents.
Getting around means Highway 1, with the 41st Avenue interchange nearby and the associated congestion at peak hours. Santa Cruz METRO runs local service along Portola and Soquel, and the Highway 17 Express to San Jose leaves from the downtown Santa Cruz transit center. The coastal rail trail is gradually extending through this part of the county, with segments from Live Oak toward Aptos still in planning as of 2026.
On price, the typical Santa Cruz area home is running around $1.35 million as of late summer 2026, up roughly six percent year over year, and Pleasure Point trades above that, with anything on or near the cliff in a category of its own.
