Living in Waverly Park, Mountain View
Waverly Park sits at the southern end of Mountain View, in the stretch of streets between Grant Road and Highway 85 running toward the Los Altos line, close to Mountain View High School and Cooper Park. It is one of the quieter corners of the city, well away from the Google traffic in North Bayshore and the bustle of Castro Street, and it has one of the higher rates of owner occupancy in Mountain View. The people who live here tend to have been here a long time.
Waverly Park Homes and Housing Styles
The housing is newer than in Mountain View’s postwar tracts. Most homes went up in phases from the 1960s through the 1980s, with a steady stream of renovations and full rebuilds since, and floor plans are larger than the city average, typically three to five bedrooms and often well over 2,500 square feet, with real yards. A number of streets have been substantially rebuilt with custom homes. For anyone comparing Mountain View neighborhoods, this is the one where you are most likely to find a house that does not need major work before it goes on the market.
Next Door to El Camino Hospital
The single most practical thing about this address, and the reason I bring it up with clients over seventy, is that El Camino Health’s Mountain View hospital campus sits on Grant Road at the edge of the neighborhood. That is the flagship hospital for this whole stretch of the Peninsula, and living minutes from an emergency room and a full set of specialists changes what aging in place looks like. It is not something buyers in their thirties think about, and it is often the first thing my clients ask.
Parks, Trails and Shopping
Cooper Park is the neighborhood park, a large one with tennis courts and open fields, and Cuesta Park, with its mature trees and flat paths, is a short drive north. The Stevens Creek Trail is a few minutes away and provides paved, level walking that connects much of the city toward the bay. For errands, Grant Road has a Nob Hill and a 99 Ranch Market, and downtown Mountain View is about ten minutes away.
Waverly Park Schools
Schools run through Mountain View Whisman School District for the elementary and middle grades, with Huff Elementary and Graham Middle commonly serving this area, and the Mountain View Los Altos Union High School District for high school, where Mountain View High is close by. Because Los Altos School District serves part of southern Mountain View, assignment here is worth confirming address by address rather than assuming, and it does affect price.
Is Waverly Park a Good Fit for Downsizers?
Waverly Park is more often the house people downsize from than the one they downsize to. Many homes are two story, the lots and square footage are large, and there are few condos, townhomes or age restricted communities inside the neighborhood, though single story models do come up and the streets themselves are flat. If you want to stay near the hospital in something smaller, my guide to finding a single-level home in Silicon Valley covers where to look nearby.
The Mountain View Senior Center at Rengstorff Park is about ten minutes north and runs meals, classes and clubs for adults 55 and older. For long time owners, Proposition 19 is worth understanding before you sell, because it may let you carry your low property tax base to a smaller home and it changed the rules for passing a house to your children.
The Waverly Park Housing Market
Redfin’s most recent neighborhood figure covers the three months ending March 2026, when the median sale price in Waverly Park was about $3.83 million, down 9.4 percent from a year earlier, with homes selling in a median of about 9 days, according to Redfin’s Waverly Park data. Only a few homes sell here each month, so that change says more about which houses sold than about values. The neighborhood consistently trades far above the citywide median of about $1.8 million because the houses are larger and newer.
Frequently Asked Questions About Waverly Park
What is the median home price in Waverly Park, Mountain View?
Redfin’s latest neighborhood figure put the median at about $3.83 million for the three months ending March 2026. Sales are few, so the figure swings, but Waverly Park sells well above the Mountain View median of about $1.8 million.
How close is Waverly Park to El Camino Hospital?
Very close. El Camino Health’s Mountain View hospital campus on Grant Road sits at the edge of the neighborhood, a few minutes away by car.
What schools serve Waverly Park?
Huff Elementary and Graham Middle in Mountain View Whisman School District commonly serve the area, with Mountain View High for high school. Assignment should be confirmed by address because district lines nearby are not uniform.
What kind of homes are in Waverly Park?
Mostly larger detached homes built from the 1960s through the 1980s, many of them remodeled or rebuilt. Three to five bedroom floor plans with real yards are typical.
Is Waverly Park good for downsizers?
It is better known as a place people move up to, since many homes are large and two story. Downsizers who value the hospital nearby sometimes find single story homes here or in neighboring Blossom Valley.
A larger, newer house is easier to sell than an original 1950s tract home, but it also means more square footage to empty and more decisions about what comes with you. Between capital gains on decades of appreciation, Proposition 19 and the practical logistics of a move, there is more to plan than most people expect.
