At Home in Burbank
Burbank is not part of the City of San Jose, and that is the first and most important thing to know about it. It is an unincorporated pocket of Santa Clara County, entirely surrounded by San Jose, along Bascom Avenue between West San Carlos Street and Interstate 280. Roughly five thousand people live there. Anyone telling you it is a San Jose neighborhood is giving you information that affects your taxes, your services and your schools.
Being an unincorporated island has real consequences. County services rather than city services apply, the tax rate area is different, and land use decisions go through Santa Clara County rather than San Jose planning. It also has its own small local agencies, including the Burbank Sanitary District formed in 1940 and the Burbank School District, a single school district operating since 1906 that covers the elementary grades. High school students attend Campbell Union High School District schools rather than East Side Union.
The name comes from the horticulturist Luther Burbank, though there is no evidence he ever lived here. He was based in Santa Rosa. It is one of those naming choices from an era when honoring a famous Californian was simply good marketing for a new tract.
The housing is modest postwar single family stock typical of an older county pocket, on flat ground, with a good share of single story homes. Flat terrain and single level living are the practical advantages, and prices here have historically sat below the surrounding San Jose neighborhoods, which makes this one of the more attainable addresses on this side of the city.
For my clients, the jurisdiction question is worth real attention. Different services and a different tax rate area are not problems in themselves, but they are things to understand before you buy rather than after, and they are exactly the kind of detail that gets glossed over in a listing. The location is genuinely convenient. The Bascom Avenue corridor covers everyday errands, downtown Campbell and the Los Gatos Creek Trail are minutes south, Santana Row and Westfield Valley Fair are minutes north, and downtown San Jose is a short drive east.
Interstate 280 runs along the northern edge and Highway 17 is close, which makes this one of the better connected small areas in the valley. Santa Clara Valley Medical Center on Bascom Avenue is essentially next door, which is about as good as hospital access gets anywhere in the county and a genuine advantage for anyone planning for later life. The San Jose Public Library has nearby branches and the Active Adults 50 and Over program runs at community centers in the surrounding city.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. Burbank generally trades below the surrounding San Jose neighborhoods given the smaller, older housing stock, which is precisely why it draws the buyers it does.
