At Home in Heritage

Heritage is a subdivision name in San Jose, one of dozens of builder names that got attached to a group of streets and then stayed there because real estate listings needed something to call the area. There is no separate town history behind it, which I mention because a lot of neighborhood pages online will invent one and it does no buyer any good. The useful information is the practical kind, and on that front this is a settled residential area with the kind of mature streetscape that only comes from several decades of the same trees and the same front lawns.

The homes here are postwar through 1970s construction, with single-story plans making up most of the inventory. Expect three or four bedrooms and two baths, somewhere in the 1,100 to 1,800 square foot range, attached or detached garages, and flat lots between five and seven thousand square feet. Some houses have been thoroughly modernized and others still have their original kitchens and baths, and that difference accounts for much of the price range you will see on a single street. For a buyer planning for the long term, the one-level construction and flat approach from the driveway to the front door are the things that matter most, and these floor plans generally take a widened doorway or a curbless shower without turning into a major renovation.

Which schools serve a given house depends on the exact parcel, since district lines in San Jose do not follow subdivision names. Depending on the address you may be in the San Jose Unified School District or one of the smaller elementary districts, with high school assignment varying accordingly. I verify this address by address before an offer, since it affects value on resale whether or not there are children in the house.

Groceries, pharmacies, and restaurants are all within a short drive on the nearby commercial corridors. The San Jose Public Library has branches serving the area, and San Jose Parks and Recreation maintains neighborhood parks and operates community centers that run fitness classes, social programs, and activities specifically for older adults. If you are moving into the area without an existing circle of friends, those programs are the fastest way I know to build one.

Medical care is covered by Good Samaritan Hospital, Santa Clara Valley Medical Center, Kaiser Permanente, and Regional Medical Center, depending on which part of the city you are in and which system you belong to. For in-home care, caregiver support, and nutrition programs, Santa Clara County Social Services is the right starting point.

Freeway access is good from most parts of San Jose, with Highway 87, Highway 85, Highway 101, and Interstate 280 all in play. VTA runs bus and light rail throughout the city, and Caltrain from Diridon Station connects up the Peninsula to San Francisco.

On the market, San Jose overall is running a median around $1.4 million in mid 2026, down roughly three and a half percent from the previous year, with homes going pending in about three weeks. Where a specific house in this tract lands depends mainly on its size, its condition, and its school assignment.
