At Home in Encanto

Encanto is a small attached home community built by Robson Homes and completed around 2009, laid out as clusters of homes around landscaped pedestrian paths with a shared clubhouse and pool. One thing to get straight before anything else: although this community sits in the general Santa Clara University area and is often discussed alongside Santa Clara neighborhoods, the addresses here fall on the San Jose side of the line. If the city matters to you for property taxes, municipal services or school assignment, and it usually does, that is worth confirming against the parcel record rather than assuming from the neighborhood name. I check it on every transaction.

The homes themselves were designed as a nod to 1920s California bungalow architecture, generally three bedrooms with two and a half baths, somewhere between roughly 1,250 and 2,000 square feet, with two car garages. The community was built to feel like a small enclave rather than a subdivision, with the shared open space and paths doing the work that private yards do elsewhere.

For downsizing clients that trade is worth thinking through carefully. What you gain is a newer building with modern systems, an association that handles the grounds and the exterior, and a walkable pocket close to the university and downtown San Jose. What you give up is a private yard and, in most of these floor plans, single level living, since these are multi story homes. If stairs are the reason you are moving, this community solves the maintenance problem without solving the stairs problem, and I would rather say that plainly than let someone discover it after they move.

The location is genuinely good. Santa Clara University is a short walk away, with its lectures, concerts and the de Saisset Museum open to the public, and downtown San Jose with the San Jose Public Library system and the SAP Center is a few minutes east. The Alameda corridor and the Rose Garden neighborhood are immediately west, which gives you some of the better casual dining in the area.

Because of where this sits, school assignment depends on the specific parcel and can differ from what the neighborhood name suggests. San Jose Unified School District serves much of this area and Santa Clara Unified serves adjacent ground, so this is an address where I would never quote a school from memory.

Transportation is a real strength. The Santa Clara Transit Center, with Caltrain, ACE, Capitol Corridor and VTA connections, is close by, San Jose Diridon Station is a few minutes south, and Highways 880, 101 and 280 all converge nearby. San Jose Mineta International Airport is minutes away, which is convenient for visiting family and occasionally loud depending on the flight path. Santa Clara Valley Medical Center and Kaiser Santa Clara are both within a short drive.

On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract, while Santa Clara ran closer to $1.68 million. Attached homes in a community like this one generally trade below both figures.
