At Home in Blue Hills of Saratoga
Blue Hills sits at the northern edge of Saratoga against the Cupertino line, and it is one of those neighborhoods whose address and whose schools tell different stories. The mailing address is Saratoga. The schools, for much of this ground, are Cupertino schools, with Blue Hills Elementary and Joaquin Miller Middle under Cupertino Union School District and Lynbrook High under Fremont Union High School District. For buyers with school age children that is often the single most important fact about the neighborhood, and it is worth verifying parcel by parcel rather than assuming from either the city name or the neighborhood name.
The housing here is a mix of mid century ranch homes and later contemporary construction, with the steady pattern of remodels and rebuilds you see across this part of the valley. Unlike most of Saratoga, there is reportedly some attached inventory in and around this area, which if you can find it makes the neighborhood unusually flexible for a city with almost no condominium or townhome stock.
That flexibility matters more than it sounds. Saratoga has the oldest median age of any city I work in, with more than a quarter of residents past sixty five, and the city’s semi rural character of large lots, few sidewalks and minimal street lighting makes aging in place harder than in a denser town. Any pocket that offers single level homes or attached housing is worth knowing about, because the alternative for most Saratoga owners is leaving the city entirely.
The location is genuinely convenient. You are minutes from Cupertino’s De Anza and Stevens Creek corridors, with Main Street Cupertino and Cupertino Village both close, and Highway 85 gives you quick access north and east. The Saratoga Library and the Cupertino Library are both part of the county system, so a single card works at either.
For older adult services, SASCC runs the Saratoga Senior Center and an adult day care program on Allendale Avenue, and the Cupertino Senior Center on Stevens Creek Boulevard is a similar distance in the other direction, which gives residents here a genuine choice of programming.
Neither Saratoga nor Cupertino has a hospital, so El Camino Health in Mountain View, Kaiser Santa Clara and Good Samaritan in San Jose are the nearest emergency rooms depending on which direction you go. There is no light rail or Caltrain in either city, though VTA buses run through the De Anza College hub nearby.
For outdoors, Stevens Creek County Park and Rancho San Antonio are both a short drive up into the Cupertino foothills, and Hakone Gardens is down in Saratoga.
On price, Saratoga ran a citywide median sale of about $4.2 million through the summer of 2026 and Cupertino about $2.86 million, with both moving quickly, Saratoga at a median of roughly 13 days and Cupertino at 16.
