3355 Merrill Road
About 3355 Merrill Road, Aptos, CA
Come home to Aptos! Here's a rare find: a well kept and tidy single level home on a generous lot in one of Santa Cruz County's most sought-after coastal communities. The house is bright and cheery with ample setback from the neighbors and is a wonderful place to call home, but the real story here is the lot. At nearly a quarter acre, it's more than double what you'll find on most newer subdivided parcels in the area, giving you room to garden, expand, add outdoor living space, or explore future possibilities like an ADU.
Location is where Aptos consistently delivers. You're minutes from Nisene Marks State Park for hiking and redwood trails, and not far from Rio Del Mar and Seacliff State Beach, some of the most scenic coastline in the county. Soquel Drive offers walkable shops, cafes, and restaurants, giving the area a real sense of community without sacrificing the quiet, established feel of the neighborhood.
Highway 1 access keeps commuting manageable, which continues to draw buyers looking for coastal living without giving that up. AJ's Market is a short walk, and a longer stretch will take you right down to New Brighton Beach. This is an unbeatable value and won't be on the market long!
At 10,759 square feet, this parcel runs close to a quarter acre, which is more than double what most newer subdivided lots in the area give you. That extra ground is what makes the property interesting. There is real room to garden, to spread out, to add outdoor living space, or to look at future possibilities like an ADU, and the house sits with generous setback from the neighbors on either side.

188 West Saint James
188 West Saint James is a single condominium tower in downtown San Jose rather than a neighborhood, and it deserves a straight account because its history is more complicated than most listings suggest. It is a 19 storey building at the corner of West Saint James and North San Pedro Streets, with 643 units ranging from studios to three bedrooms and penthouses.
The project was developed by Full Power Properties and originally marketed as Silvery Towers. Construction began in 2015 on a planned three year timeline and took roughly six, with financing problems along the way and a lapsed building permit in 2021 that briefly threatened the project’s status. Completion notices were filed in late 2021 and sales launched in February 2022, with a portion of the units converted to rentals in December 2020 when the developer could not finalize sale contracts.
Two further episodes are part of the public record and I would rather a buyer hear them from me than discover them later. In 2017 a federal human trafficking investigation targeted a subcontractor on the project, the subcontractor’s chief executive was arrested, and Full Power Properties subsequently paid $250,000 in back wages to 22 workers. Labor unions protested the project over the matter. Separately, in August 2018 a construction worker died in a fall at the site, an incident investigated by Cal OSHA and ruled a suicide.
None of that necessarily makes the building a bad purchase today, and plenty of well regarded towers have difficult construction histories. It does mean that due diligence here should be thorough: the association’s reserve study and budget, the insurance position, any construction defect claims or litigation, the balance of owner occupied to rented units, and the developer’s remaining role are all worth examining properly. I read those documents carefully for any client I represent in a building like this.
What the building offers is genuine. Downtown San Jose location, single level condominium floor plans, elevators, secured entry and no exterior maintenance, within walking distance of Plaza de Cesar Chavez, the main branch of the San Jose Public Library, restaurants and the SAP Center. For someone leaving a house with stairs and a garden, that combination solves several problems at once.
Transit is the strongest practical argument. San Jose Diridon Station with Caltrain, Amtrak, ACE and VTA light rail is a short walk or a very short ride, and light rail runs through downtown. BART currently reaches only Berryessa in the far north of the city, with the downtown extension still under construction and no confirmed opening date.
For services, the city runs older adult programming through neighborhood community centers under its Active Adults 50 and Over program, and Santa Clara Valley Medical Center, the county trauma center, is a short drive west.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. That figure reflects detached houses across a very large city, and downtown condominiums trade well below it, which is what makes them a realistic option for converting house equity into a simpler life plus capital. My San Jose home prices page tracks the wider market and the downtown San Jose guide covers the surrounding area.
If a downtown condominium is the direction you are considering, I would want to look at several buildings rather than one, compare the association finances side by side, and be honest about which ones I would and would not recommend. That is the kind of work I do with older adults and their families, and there is no pressure attached to it. Book a call with me to talk it through, or read how I prepare and market a home before a move like this.

“Seb is more than a realtor, he is an advocate. He has taken the time to deeply understand the specific needs of our aging population and crafts his expertise and advice to really serve his clients well. He understands that real estate is so much more than a mere transaction, it's a part of a much bigger picture that he takes the time to understand and appreciate. The result is the best possible outcomes for the people he serves. He is also one of the most networked and connected people that I know. He has someone in his Rolodex (do they even make these anymore?) that has expertise in any area that you can possibly think of and he is so happy to connect people to the resources that will serve them. If you're looking to sell or buy a home, give Seb a call. If you're wondering if this is a good decision or not, give Seb a call. You'll be glad that you did.”

“We've known Seb for nearly 20 years and every interaction with him has been a positive and productive experience! Seb was our agent when we bought our home in Santa Cruz county 16 years ago and he also represented us when we sold that very same home this year. He knows the market well and gave us excellent advice every step of the way. His communications with us were always clear and timely and he effortlessly smoothed out any challenges we encountered in both our buying and selling process. He even found us a great realtor in the state we were moving to! If you are seeking a realtor in Santa Cruz and surrounding counties, you will not find a more knowledgeable, caring, honest and dedicated professional than Seb! We have been very blessed to have Seb as our realtor and friend.”

“WOW! We have nothing but awesome things to say about Seb. Since we are not from Milpitas, CA, we did a google search for realtors in that area. We’re so glad that Seb called back right away, even though he was at an open house at the time. He took care of our every need without hesitation. When we had our first in person meeting with Seb, we were amazed at how comfortable we felt with him. He also took all the time to answer all our questions in an understandable, relaxed manner. If you are looking for a no ka oi (the best) realtor in the bay area, that is a team player, Seb is the man! In closing: 5 stars is not a high enough rating for Seb. We give him a 10 stars rating!!!!!”

“Seb jumped in to help us sell our rural / unique property after a bad experience with another agent and helped us SO MUCH! We felt really lost, confused, and worried - and Seb turned the entire experience around. He is the right combo of analytical & creative, and has a very strategic, pragmatic, and honest way of working. I love his enthusiasm and optimism even in a tough market. He takes care of everything for you which relieved so much stress as a seller. If you're looking for someone you can trust to help you navigate this process, Seb is your guy, hands down.”

“We had a wonderful time working with Seb during the home buying process. He’s an incredible agent and exactly who you want representing you. He’s knowledgeable, determined and made us feel so comfortable throughout the entire process. We appreciated how he always went the extra mile for us, filming video tours of homes when we weren’t immediately available to see them in person. We couldn’t have asked for a better agent. Thank you Seb!”

“Seb is a wonderful agent! Over the summer we found out that we had to sell my parents' house sooner than expected. Seb jumped in immediately and handled all aspects of the sale during a very busy time in our lives. The house sold in less than 3 weeks and we were very happy with the offer. When we're ready to sell our house, we'll be calling Seb.”

“It was a pleasure working with Seb to sell our condo in downtown San Jose. As first time home sellers, we didn’t know what to expect. Seb talked us through pivotal decisions related to getting the condo ready for market, pricing, waiting for offers, and the negotiations of offers. We appreciated his knowledge, tact, and humor. Further, it felt very much like a concierge service, where we did not have to deal with the minutia and were looped in for critical decisions. Looking forward to connecting again on our next real estate encounter.”

“Seb exceeded our expectations in both the selling of one property and the purchase of another. He was very focused on what was best for us. He is a modern realtor who is on top of the market, uses technology and local data to help make the best moves and decisions. I was pleasantly surprised about how responsive he was whether by texts, phone calls or emails. My biggest kudo however is how he kept us focused on our goals in our transactions. While it's easy to get distracted by all of the "shiny objects" that are a part of the business, he would steer us back to what we wanted to accomplish...and we did! We couldn't have had a better experience and are very glad to recommend Seb to anyone that wants excellence from a realtor.”
