About 188 West Saint James
188 West Saint James is a single condominium tower in downtown San Jose rather than a neighborhood, and it deserves a straight account because its history is more complicated than most listings suggest. It is a 19 storey building at the corner of West Saint James and North San Pedro Streets, with 643 units ranging from studios to three bedrooms and penthouses.
The project was developed by Full Power Properties and originally marketed as Silvery Towers. Construction began in 2015 on a planned three year timeline and took roughly six, with financing problems along the way and a lapsed building permit in 2021 that briefly threatened the project’s status. Completion notices were filed in late 2021 and sales launched in February 2022, with a portion of the units converted to rentals in December 2020 when the developer could not finalize sale contracts.
Two further episodes are part of the public record and I would rather a buyer hear them from me than discover them later. In 2017 a federal human trafficking investigation targeted a subcontractor on the project, the subcontractor’s chief executive was arrested, and Full Power Properties subsequently paid $250,000 in back wages to 22 workers. Labor unions protested the project over the matter. Separately, in August 2018 a construction worker died in a fall at the site, an incident investigated by Cal OSHA and ruled a suicide.
None of that necessarily makes the building a bad purchase today, and plenty of well regarded towers have difficult construction histories. It does mean that due diligence here should be thorough: the association’s reserve study and budget, the insurance position, any construction defect claims or litigation, the balance of owner occupied to rented units, and the developer’s remaining role are all worth examining properly. I read those documents carefully for any client I represent in a building like this.
What the building offers is genuine. Downtown San Jose location, single level condominium floor plans, elevators, secured entry and no exterior maintenance, within walking distance of Plaza de Cesar Chavez, the main branch of the San Jose Public Library, restaurants and the SAP Center. For someone leaving a house with stairs and a garden, that combination solves several problems at once.
Transit is the strongest practical argument. San Jose Diridon Station with Caltrain, Amtrak, ACE and VTA light rail is a short walk or a very short ride, and light rail runs through downtown. BART currently reaches only Berryessa in the far north of the city, with the downtown extension still under construction and no confirmed opening date.
For services, the city runs older adult programming through neighborhood community centers under its Active Adults 50 and Over program, and Santa Clara Valley Medical Center, the county trauma center, is a short drive west.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. That figure reflects detached houses across a very large city, and downtown condominiums trade well below it, which is what makes them a realistic option for converting house equity into a simpler life plus capital.
