At Home in Seabright

Seabright sits east of the San Lorenzo River mouth, between the beach and the Santa Cruz Harbor, and it is one of the most appealing residential pockets in the city. It grew as a beach neighborhood in the early twentieth century, and the housing still shows it, with cottages and bungalows on small lots mixed with later infill and a scattering of larger rebuilt homes.

Seabright State Beach anchors the neighborhood, a long stretch of sand running toward the harbor jetty, and the Santa Cruz Harbor itself is immediately east. Frederick Street Park gives the neighborhood a proper green space, and the Santa Cruz Museum of Natural History sits on East Cliff Drive overlooking the water. The combination of beach, harbor and walkable streets is genuinely unusual, and it is why houses here hold their value through every kind of market.

For my clients the appeal is straightforward and so is the caveat. The walkability is excellent and the flat coastal streets are easy going, which supports staying in place far longer than a hillside address would. The houses themselves are old, though, and older beach cottages come with the maintenance profile you would expect from a century near salt air. Knowing what you are sitting on before you list matters more here than in a 1970s tract.

Schools run through Santa Cruz City Schools, which operates the elementary and high school districts jointly, and Cabrillo College in Aptos serves the wider county.

Services are close. Dominican Hospital on Soquel Drive has served the county since 1941 and is about ten minutes away, the Downtown Senior Center operates from the London Nelson Community Center on Center Street, and the Volunteer Center of Santa Cruz County runs falls prevention, home repair and transportation programs aimed at helping people stay in their homes. The Santa Cruz Public Libraries serve the whole county on one card.

Downtown and Pacific Avenue are a short drive or a decent walk, and the Boardwalk is just across the river. Santa Cruz METRO runs local service through the neighborhood and the Highway 17 Express to Diridon Station leaves from the downtown transit center. Highway 1 is a few minutes north, with the usual peak hour congestion near the Highway 17 merge.

On price, the typical Santa Cruz home is running around $1.35 million as of late summer 2026, up roughly six percent year over year. Seabright trades above that figure, and anything with an ocean view or a short walk to the sand operates in its own market where the comparable sales matter far more than any citywide median. Estimates of days on market vary by source from about three weeks to about six. My Santa Cruz home prices page tracks the trend and the full Santa Cruz area guide covers the rest of the city.

Many of the owners I meet in Seabright bought long before beach cottages carried seven figure prices, and the appreciation since creates real questions about capital gains and about what Proposition 19 now means for passing a property to children. It also lets homeowners 55 and over carry their existing tax basis to a replacement home anywhere in California, which opens up options people assume are closed. Working through that with older adults and their families is my full time practice. Book a call with me for an honest read, or see how I prepare and market a home.
