At Home in Redwood Estates

Redwood Estates sits in the Santa Cruz Mountains above Los Gatos, off the Summit Road area along Highway 17. As with its neighbors up here, jurisdiction is the first thing to get straight: Redwood Estates is unincorporated Santa Clara County, within the Lexington Hills area, and not part of the Town of Los Gatos. The Los Gatos mailing address is why it so often gets described as a Los Gatos neighborhood, but town services, town taxes and town schools do not apply.

The community’s history is tied to the old Southern Pacific rail line that once ran over the summit to Santa Cruz, and which was pulled up in the 1940s. The sealed tunnels near Wrights Station, and the ghost town at Holy City a little further along, are the visible remains of a stretch of mountains that was far busier a century ago than it is now.

The housing runs from original rustic cabins to fully modernized homes, and the infrastructure is genuinely rural. There are no curbs, no sidewalks and no storm drains, yards are redwood duff rather than lawn, and many properties are on septic and shared or private water. None of that is a criticism. It is simply what mountain living is, and the people who love it love it precisely for those reasons.

I do want to be straight with my own clients about what this means later in life. There is essentially no single level, low maintenance or attached housing stock in Redwood Estates, driveways are steep, and everything from a pharmacy to an emergency room is a drive down a mountain road. If you are sixty five and healthy this is a lovely place to be. If you are eighty five and have stopped driving after dark, it becomes hard in ways that creep up gradually. The families I work with generally do better facing that question five years early than five years late.

What the mountains give you in return is real: quiet, redwoods, clean air, a strong sense of community among people who chose the same unusual life, and cool summers when the valley is over ninety. Downtown Los Gatos is roughly fifteen to twenty minutes down the hill for restaurants, the library and senior services, and El Camino Health’s Los Gatos Hospital is the nearest emergency room. Santa Cruz is a similar drive the other way.

Schools here are served by mountain area districts rather than by the Los Gatos town districts, and assignment depends on the parcel, so I check rather than assume on every listing.

Highway 17 is the lifeline and it deserves respect. It is winding, it is accident prone, and storms close it. Insurance is also a real consideration in the mountains now in a way it was not twenty years ago, and anyone buying or selling up here should understand the current fire insurance picture before they plan around a sale price.

On price, mountain properties trade on their own terms rather than tracking the Los Gatos town median of roughly $2.7 million. Access, sun exposure, water, septic, the condition of the structure and insurability drive value far more than square footage does. My Los Gatos home prices page covers the town market, and the full Los Gatos area guide has more on the wider area, but a mountain property needs genuinely comparable mountain sales to price properly.

I have been selling homes in these mountains for over twenty years, and the process is different from a valley floor transaction in ways that matter, particularly around disclosures, inspections and finding the buyer who actually wants this. If you are weighing whether to stay up here or move down the hill, that is the conversation I have with older adults and their families constantly.
