Living in Quito, Saratoga

Quito sits along the eastern side of Saratoga toward the Campbell and San Jose lines, centered on the triangle of flat ground formed by Saratoga Avenue, Quito Road and Highway 85, with the Quito Village area at its heart. It is valley floor Saratoga, close to Westgate and downtown Campbell, and it has a more everyday, neighborhood feel than the hillside parts of the city.

The Rancho Quito Name

The name comes from Rancho Quito, one of the Mexican era land grants that covered this part of the Santa Clara Valley in the 1840s. Quito Road itself is one of the older routes in the area, and the name has stayed attached to the ground around it long after the rancho was subdivided, first into orchards and then, after World War II, into the neighborhoods you see today.

Quito Homes and Housing

The housing here dates mostly from the late 1940s through the 1960s, with a median build year right around 1951, and the styles are broader than in much of Saratoga: postwar ranch homes, midcentury designs and a number of Spanish and Mediterranean style houses. Alongside the single family homes you will find townhome complexes, many built in the 1980s, which is unusual for this city and matters a great deal to the clients I work with.

That is the practical reason this area comes up so often in my conversations. A longtime Saratoga owner who can no longer manage a large lot usually has to leave the city to find something smaller, because the inventory simply is not there. Quito is one of the few places where staying is a realistic option, and single story homes from this era are reasonably common here as well.

Quito Schools

Because of where it sits on the city edge, school assignment here is split and it affects value. Much of the Quito Village area is served by Baker Elementary in the Moreland School District, with middle school at Moreland Middle or at Rolling Hills Middle in the Campbell Union School District depending on the address, and high school at Prospect or Westmont in the Campbell Union High School District. Some parcels nearer the Saratoga side fall in Saratoga Union and the Los Gatos-Saratoga Union High School District instead. Two houses a block apart can carry different assignments, and I verify it on every listing rather than assuming from the Saratoga address.

El Quito Park, Shopping and Getting Around

El Quito Park on Paseo Presada is the neighborhood’s own green space, with a big lawn, a community garden and picnic areas, and it gives you flat, easy walking close to home. Bellgrove Park sits on the edge of the area near Highway 85, and if you are comparing pockets, nearby Bellgrove, Quito Oaks and Saratoga Woods to the north each have a slightly different mix of homes and schools.

Everyday shopping runs to Westgate Center at the northern edge for groceries and larger stores, and into downtown Campbell rather than into Saratoga Village, which is about ten minutes west. Highway 85 is right there and Highway 17 is a short run east, which makes this one of the better connected corners of Saratoga. The city has no light rail or Caltrain, though the VTA light rail station at Winchester in Campbell is a short drive if you want to reach downtown San Jose without parking.

Is Quito a Good Fit for Downsizers?

Of all the Saratoga neighborhoods, this is one of the strongest for people who want to simplify without leaving town. The ground is flat, single story homes are common, townhomes exist in real numbers, and groceries are a few minutes away instead of a drive across the city. HOA dues and the age of the 1980s complexes are worth checking carefully, and I review the reserve study and minutes with every client before they commit.

El Camino Health’s Los Gatos campus is on Pollard Road a few minutes from Quito Road, which puts an emergency room closer than it is from most of Saratoga. SASCC, the Saratoga Area Senior Coordinating Council, runs the senior center and an adult day program on Allendale Avenue, about ten minutes west. If you are 55 or older and buying a replacement home, Proposition 19 lets you carry your property tax basis with you, which on a long held Saratoga property is worth serious money every year.

The Quito Housing Market

Market data for Quito is thin, and you have to read it carefully. Redfin’s Quito data showed a median sale price of about $4.0 million for the three months ending September 2026, but on just two sales, which says more about those two homes than about the neighborhood. The 95070 zip code as a whole had a median of about $3.8 million over the same period, and the Saratoga single family median was about $4.1 million in September. In practice, original ranch homes and the townhome complexes in Quito trade well below those figures, while remodeled and rebuilt houses on larger lots can reach them. My guide to living in Saratoga covers the rest of the city.
