Mission Springs refers to an area in the hills west and north of Scotts Valley, toward the Lockhart Gulch and Zayante side of the county. It is worth being precise about it, because the name gets used loosely. Mission Springs is not inside the Scotts Valley city limits. It is unincorporated Santa Cruz County, which means county services, county planning and different school assignment rules than a property in town. The name is also closely associated with the Mission Springs Camps and Conference Center on Lockhart Gulch Road, a long established retreat facility rather than a residential subdivision.
I would rather set that out plainly than let a buyer or seller discover it later, because the difference between a city parcel and an unincorporated one shows up in permits, in services and sometimes in insurance. If you are looking at a property described as Mission Springs, the first thing I establish is which jurisdiction it actually sits in.
What the area offers is genuinely rural living within a short drive of town. Properties here tend to be larger parcels under redwoods and oaks, on private or shared wells and septic systems, reached by winding roads. There is no attached housing, no sidewalks and no flat walking loop. That is the honest picture, and it is exactly what draws the people who choose it.
For my own clients I raise the same question I raise anywhere in these mountains. A wooded acre with a winding driveway is a wonderful place to spend your sixties and a demanding place to spend your eighties, particularly once driving at night stops being comfortable. There is nothing wrong with staying, and the households that do best are the ones that think it through early rather than after a fall forces the issue.
Two practical matters deserve attention up here. Water and septic systems on rural parcels need proper inspection and disclosure, and fire insurance for properties in and near wildland areas has changed substantially in recent years, affecting what a buyer can obtain and therefore what they will pay. Both are far better addressed at the start of a sale than discovered during escrow, and I handle them up front for sellers in this area.
Schools in this part of the county are served by area districts rather than by Scotts Valley Unified, and assignment depends on the specific parcel, so this is another place where I check rather than assume.
Scotts Valley itself is close for everyday life, with the Scotts Valley Senior Center on Kings Village Road, the town’s branch of the Santa Cruz Public Libraries, and Skypark for flat open space. Henry Cowell Redwoods State Park is minutes away. Dominican Hospital in Santa Cruz is the nearest emergency room, and the drive down adds time worth factoring into any honest plan.
On price, Scotts Valley ran a median sale of about $1.21 million through the summer of 2026, with a median of roughly 41 days to contract, the slowest pace of any city I track. Rural parcels outside the city trade on their own terms, with access, water, septic, sun exposure and insurability driving value as much as square footage, so a town median is not the right yardstick for a property out here.
