At Home in Montevalle
Montevalle is the age restricted community on Bean Creek Road in Scotts Valley, and it is one of the very few genuine 55 and over options anywhere in Santa Cruz County. For the clients I work with, that makes it one of the most important addresses in this part of the state, because the alternative for most people leaving a large house here is leaving the county entirely.
The community’s own history is well documented. The City of Scotts Valley approved the development on March 20, 1968, the first homes were delivered that year, and every lot had sold by 1975. It was built on a combined forty four acres, a seventeen acre parcel that had been the original Montevalle ranch plus an adjoining twenty seven acres, and it contains roughly 220 lots. Anyone working from older descriptions that cite smaller figures should use these instead.
The housing model is specific and worth understanding before you fall in love with a listing. These are manufactured and modular homes where you own the home and lease the land underneath it. That structure keeps purchase prices far below anything else in the county, and it also means a monthly space rent, different financing rules and different resale dynamics than a conventional house. None of that is a problem, but it is genuinely different, and I walk any client through the lease terms and the community documents before they commit.
On the age requirement, the community is generally described as 55 and over with provision for residents 45 and older in some circumstances, so if a spouse or partner is younger it is worth confirming the specifics with the association rather than assuming a hard cutoff.
What you get in exchange is single level living, no exterior maintenance to manage, and neighbors in the same stage of life, in a wooded setting minutes from town. For someone who has spent forty years maintaining a house on a Santa Cruz Mountains parcel, that combination can be transformative, and I have watched more than one client get their weekends back.
Scotts Valley itself works well around it. The Scotts Valley Senior Center on Kings Village Road runs activities, meals and social programs, the Scotts Valley branch of the Santa Cruz Public Libraries serves the town, and Skypark on the site of the old airport gives you flat open space and the town’s main community events.
There is no hospital in Scotts Valley, so Dominican Hospital in Santa Cruz is the nearest emergency room, roughly fifteen minutes down the hill. Highway 17 runs through town, putting Los Gatos and San Jose twenty to twenty five minutes away off peak, and Santa Cruz METRO runs the Highway 17 Express to Diridon Station if you would rather not drive it yourself.
On price, Scotts Valley ran a median sale of about $1.21 million through the summer of 2026 for conventional homes, with a median of roughly 41 days to go into contract, the slowest pace of any city I track. Homes at Montevalle trade at a small fraction of that figure, which is precisely what makes the community work as a landing place for someone converting a large equity position into a simpler life and a much larger cash position.
