At Home in Old Mountain View
Old Mountain View is the city’s original residential core, the older streets that grew up around the railroad depot after the line came through in 1864 and bypassed the original stagecoach settlement on El Camino Real. It wraps around the southern and western sides of the Castro Street commercial district, and it is the part of Mountain View with the longest continuous history as a place where people actually live.
That distinction matters, because it is easy to conflate this neighborhood with downtown itself. Downtown Mountain View is the commercial and mixed use core governed by the city’s own Downtown Precise Plan, full of restaurants, offices and newer apartment buildings above ground floor retail. Old Mountain View is the residential fabric beside it, made up of detached houses on smaller in town lots, organized through the long running Old Mountain View Neighborhood Association. You get the walkability without living above a bar.
The housing here is the most varied in the city. You will find early twentieth century cottages and bungalows, a scattering of genuinely old homes near the historic core, postwar infill, and newer construction on lots that turned over in the last thirty years. Lots are generally smaller than in Mountain View’s 1950s tracts, which is part of the appeal for anyone downsizing from a big yard but unwilling to give up a detached house and a garden.
For older adults the case for this neighborhood is straightforward. Very few places in the South Bay let you walk to a real restaurant district, a farmers market, a Caltrain station and a public library, and this is one of them. The Mountain View Public Library on Franklin Street is within the neighborhood, the Mountain View Senior Center runs a full program of classes and services, and the nonprofit Community Services Agency on Stierlin Road handles the harder situations when families hit them.
Green space includes Pioneer Park and Eagle Park within easy reach, with the Stevens Creek Trail providing paved level walking a little further east. Castro Street itself functions as the neighborhood’s front porch, and the weekly farmers market by the transit center is a genuine institution.
Schools run through Mountain View Whisman School District for kindergarten through eighth grade and the Mountain View-Los Altos Union High School District for high school. As everywhere in this city, I confirm the specific assignment rather than assuming, since boundaries do not follow neighborhood names.
Transit is the neighborhood’s strongest practical argument. The Mountain View Caltrain station at the foot of Castro Street is also the northern terminus of the VTA Orange Line light rail, which means San Francisco, San Jose and Sunnyvale are all reachable without a car. El Camino Health’s hospital on Grant Road is about ten minutes south.
On price, Mountain View ran a citywide median sale of about $1.8 million through the summer of 2026, up a little under three percent year over year, with homes going into contract at a median of roughly 19 days. Old Mountain View typically trades above the citywide figure because walkability commands a premium and because the lots are close to downtown, though the range here is wide given how much the housing stock varies. My Mountain View home prices page tracks the trend and the full Mountain View area guide covers the rest of the city.
Owners in this neighborhood often have the option of staying put longer than most, precisely because so much is within walking distance. That said, an older house on a small lot can carry deferred maintenance that a buyer will price aggressively, and knowing what you are sitting on before you list is worth a conversation. Helping older adults and their families make that call is my full time work. Book a call with me for an honest read, or look at my selling process if you are getting close.
