2. Preparing the Home

Why a REALTOR® is Worth the Investment

Research consistently demonstrates that homes sold with the assistance of real estate agents tend to achieve higher sale prices compared to those sold by owners without professional representation. According to the National Association of REALTORS® (NAR), in 2024, the typical For Sale By Owner (FSBO) home sold for $380,000, whereas agent-assisted home sales had a median sale price of $435,000.  This indicates that, on average, agent-assisted homes sold for $55,000 (14.5%) more than FSBO properties.

Further supporting this, a study by Clever Real Estate found that homes sold through agents generated an average profit of $189,127 for their owners, which is $46,603 more than the average profit of $142,524 from homes sold without an agent’s help.  These findings suggest that the expertise and resources provided by real estate agents can lead to significantly higher net proceeds for sellers, even after accounting for commission fees.

This is the reason why, for at least the past one hundred years, Bay Area homeowners have overwhelmingly chosen to work with REALTORs.  They understand that it’s not about what the REALTOR charges; it’s about how much they net at closing that matters.

When Selling By Owner Might Make Sense in Silicon Valley

While hiring a REALTOR® is beneficial in most cases, there are a few scenarios where selling without one could be a better choice

1. You Already Have a Buyer

If you’ve lined up a buyer (such as a friend or family member) and don’t need to market the home, selling FSBO might be feasible. In fact, this is the case with most FSBO sales.  Relatively few Silicon Valley owners are actually successful selling their home to someone that they had not previously identified as the buyer before putting the home up for sale.

2. You Have a Unique Property

If you have a unique home that appeals to a niche market and you know exactly how to reach those buyers, you may not need the full suite of REALTOR® services.  This could be the case if you have an equestrian property, and you have a lot of people in your own network who might be interested in buying this type of home.  Alternatively, it could be that you are a car collector, with many car collector friends, and your home has a 10 or 15 car garage, perfect for people you know through your extended network who needs this kind of home.

3. You’re Experienced

If you have extensive experience in the Bay Area real estate market and a deep understanding of the local market and what it takes to be successful, you might succeed without an agent. Even in this case, you will most likely be working with a buyer who is using an agent, and that buyer will most likely require that you pay that agent as part of the buyer’s offer.

And the buyer may logically believe that since you are not paying your own agent, that the buyer should therefore offer to pay less for your property than other recent comparable sales where the sellers did pay a listing agent fee.  In other words, in these cases, the buyer is probably going to want to end up saving the same money that you want to, and this will need to be negotiated.  In all likelihood, you probably won’t end up saving anywhere near as much as you expect to by foregoing working with a listing agent.

Why Hiring a Lower Fee Silicon Valley REALTOR® Might Cost A Lot

While very few homeowners in Silicon Valley do attempt to sell “By Owner,” many owners do look to find lower-fee REALTORs in an attempt to save a few thousand – or even possibly a few tens of thousands – of dollars in broker compensation. Of course, paying the lowest price makes sense if you are getting the same amount of value out of the REALTOR.  If all REALTORs are the same, it absolutely makes sense to pick the REALTOR that charges less.

However, all REALTORs are not created equal.  As is true with doctors, lawyers, mechanics, and python coders – some are just better than others.  While the promise of saving money by hiring a lower-fee or discount REALTOR® can be tempting, it often results in significant hidden costs that show up in the way of a lower contract price, weaker terms, increased liability, or all three.

Here’s the thing about a REALTOR commission:  commission is an incentive to sell.  As much as I love helping my clients crush it with the sale of their homes, would I do as good a job for them if I were working for free?  No, I wouldn’t – I couldn’t, because I’d need to have some other job to pay the bills, and would be necessity give less of my time, effort, and attention to the sale of their home.  That makes sense, right?

Nobody expects a REALTOR to work for free – but there are flat-fee agents who will help you sell your home for as low as $1,000 or $5,000 or perhaps $10,000.  In the Silicon Valley area, that’s not a lot of money where the cost of living is very high.  In other words, this is not a whole lot of incentive to give the kind of energy into the sale of your home that you need to ensure you get the very best service, price, and terms when you sell.

I’m very, very comfortable with the high level of value that I provide to my seller clients; I’m worth every penny I charge – and considerably more.

However, there is no shortage of agents who will in fact work for much less than I, and many other top-tier REALTORs, will charge you.  A quick google search would connect you with dozens of lower-cost or flat-fee agents in Silicon Valley. These are agents who do not compete on service or results; they compete on price, a race to the bottom.  These are agents who do not feel they provide a very high level of value, and the fees they charge are commensurate.

In other words, when you work with a reduced or flat-fee agent, you get what you pay for.  And when it comes to selling your home in Silicon Valley, the stakes are very high.  In my opinion – and in the opinion of the vast majority of Silicon Valley homeowners – working with one of these agents is a risk that’s just not worth taking. By choosing a full-service REALTOR®, you’re not just paying for their time—you’re investing in their expertise, resources, and dedication to achieving the best possible outcome for your sale. In a market as competitive and high-stakes as Silicon Valley, this investment can make a significant difference in your financial results.
