At Home in Santa Cruz County
I've spent more than two decades helping people move between Silicon Valley and the coast, and I can tell you that Santa Cruz County is a different kind of place to live. You're 30 minutes over the hill from Los Gatos on Highway 17, but the pace, the air, and the way people spend their weekends feel a world away from the valley floor. Some of my clients come here to raise kids near the beach, and a lot of them come here after a long career in tech, ready to trade a commute for a morning walk on West Cliff. Towns With Their Own Personality
The county isn't one market, it's a handful of very different ones. The City of Santa Cruz has the university, the Boardwalk, downtown, and the Westside neighborhoods near the lighthouse. Just east, Live Oak sits between town and the surf breaks at Pleasure Point, and Capitola gives you a walkable village right on the sand. Soquel and Aptos are where many families and downsizers land when they want a little more space, and Aptos in particular has a good supply of single-level homes and planned communities that work well for later life. Scotts Valley is the easiest commute to San Jose and has strong schools, and down south Watsonville offers the most value in the county along with the farmland of the Pajaro Valley.
Up in the redwoods, the San Lorenzo Valley towns of Felton, Ben Lomond, and Boulder Creek are for people who want trees, quiet, and a real mountain community. Those homes need a closer look at fire hardening, insurance, road access, and septic, and I walk every buyer through those questions before they fall in love with a place.
The Coast, the Redwoods, and Everything Between
Santa Cruz earned the "Surf City" name honestly. Steamer Lane and Pleasure Point draw experienced surfers, while Cowell's Beach is where a lot of people catch their first wave. If you'd rather stay on land, Wilder Ranch State Park has coastal bluffs and ocean views, Henry Cowell Redwoods in Felton has flat, easy trails through old growth, and The Forest of Nisene Marks in Aptos is a favorite for both hikers and mountain bikers. The county has more state parks and beaches than most people realize, which is one reason buyers who move here tend to stay for a very long time.
Food, Farms, and Local Flavor
The Pajaro Valley around Watsonville grows a huge share of the country's strawberries and a lot of its apples, so fresh produce here isn't a marketing line. Weekly farmers' markets in downtown Santa Cruz, Aptos, Live Oak, Felton, and Watsonville make it easy to shop local, and the Santa Cruz Mountains wine region is right in your backyard. Add fresh seafood off the wharf and a restaurant scene that punches well above its size, and it's easy to see why people who love to cook tend to love it here.
Community, Arts, and Everyday Life
UC Santa Cruz and Cabrillo College give the county an energy you don't always find in a beach town, with lectures, performances, and continuing education programs open to the public. There's a long tradition of local theater, live music, galleries, and open studio tours, and the Capitola Art and Wine Festival and Shakespeare Santa Cruz are the kinds of events people plan their year around. For healthcare, Dominican Hospital in Santa Cruz and Watsonville Community Hospital anchor the county, and major Silicon Valley medical centers are an easy drive over the hill when you need a specialist.

Prices here run high, and the beach and village neighborhoods don't come up for sale often, so preparation matters.
