As it was almost certainly built using millions of dollars of expensive, short-term borrowed money, the holding costs for 90 days on market and a ~ 42 day escrow would have been considerable.  Subtracting out the land costs, soft costs, holding costs, construction cost, and cost of sale (i.e. commissions, transfer taxes, capital gains tax) it is unlikely that the developer realized a handsome profit margin on the sale.
