At Home in Glen Una
Glen Una sits on the western edge of Los Gatos where the town runs into Saratoga, along the Saratoga-Los Gatos Road corridor. The name is genuinely old. Glen Una was a nineteenth century ranch and estate name in this stretch of the foothills, from the era when this ground grew fruit rather than houses, and it has carried forward to describe one of the most expensive pockets of residential land in Santa Clara County.
What defines Glen Una is scale. Properties here run to one, two and sometimes five acres, with large custom homes set well back behind gates and mature trees, frequently with pools, guest houses and sports courts. Very little of it is visible from the road, which is the point. This is estate ground rather than a subdivision, and houses turn over rarely.
Because of where it sits on the boundary, school assignment here often falls to Saratoga Union School District and Saratoga High rather than to the Los Gatos schools, despite the Los Gatos address. That distinction is worth several hundred thousand dollars to the right buyer, and it is exactly the kind of thing I verify parcel by parcel rather than assuming from a street name.
For my own clients, Glen Una presents a particular version of a common problem. A beautiful estate on two acres is a wonderful place to raise a family and a demanding place to be eighty. Long driveways, multiple levels, extensive grounds and the staffing that goes with them add up, and the people I meet here are often quietly maintaining far more property than they use. There is no attached or single level housing stock in Glen Una to move into, so downsizing generally means leaving the neighborhood, and planning that move well ahead makes a real difference in what you net.
The setting is the compensation. You are minutes from downtown Los Gatos in one direction and Saratoga Village in the other, with Highway 85 close for getting anywhere in the valley. Vasona Lake County Park and the Los Gatos Creek Trail are a short drive for flat walking, Hakone Gardens is up the hill in Saratoga, and El Camino Health’s Los Gatos Hospital is roughly ten minutes away.
On price, Los Gatos ran a town wide median sale of about $2.7 million through the summer of 2026 and Saratoga ran closer to $4.2 million, but Glen Una trades well above both. Estate properties here are priced on land, privacy and view rather than on any median, and comparable sales are scarce enough that pricing one takes real work rather than a formula.
