At Home in Seascape Uplands

Seascape Uplands is the gated hillside subdivision within the greater Seascape area of Aptos, sitting above the coast with the elevation that gives it its name. It is a distinct residential community rather than a loose area label, and it should not be confused with the Seascape Resort hotel that shares part of the branding.

The appeal is a combination that is genuinely hard to find on this coast: a gated setting, an association handling the common grounds, ocean views from much of the community, and proximity to the beach and to everyday shopping. For someone leaving a large property in the mountains or over the hill, that combination solves several problems at once.

The housing here is primarily detached single family on hillside lots, with the terrain meaning driveways and entries vary considerably from one street to the next. I walk the approach as well as the house when I am advising a client on whether a particular property will still work in a decade, because in a hillside community it is usually the drive and the front steps rather than the floor plan that decide the answer.

Seascape Village handles everyday shopping and dining a few minutes away, the Seascape Sports Club is close for anyone who wants a pool and courts, and Seascape Park sits on the bluff with a walking path and long views over Monterey Bay. Rio Del Mar State Beach is immediately north, and the Forest of Nisene Marks State Park with its ten thousand acres of redwood trails is a short drive inland.

Schools run through Pajaro Valley Unified School District, with Rio Del Mar Elementary, Aptos Junior High and Aptos High serving this part of Aptos. Cabrillo College is a short drive up Soquel Drive and runs a community education program many retired residents use.

Aptos is unincorporated Santa Cruz County rather than a city, so the sheriff and county planning apply rather than municipal services. There is no hospital here, with Dominican Hospital in Santa Cruz serving most of the area and Watsonville Community Hospital closer to the south. The Aptos branch of the Santa Cruz Public Libraries serves the community, and the Volunteer Center of Santa Cruz County runs falls prevention, home repair and transportation programs for older residents.

Highway 1 is close, putting Santa Cruz ten to fifteen minutes north outside peak hours, and reaching Silicon Valley means adding Highway 17 for fifty to seventy minutes or more at commute times. Santa Cruz METRO runs local service along the corridor.

In any community with an association, the governing documents deserve real attention before you buy. Reserve funding, insurance in a coastal setting, rules around rentals and any history of drainage or slope work are all worth understanding up front, and I read them carefully for any client I represent here.

On price, Aptos ran a median sale of about $1.24 million through the summer of 2026, up roughly four percent year over year, with homes going into contract at a median of about 17 days. Gated hillside properties with views generally trade above that figure, and the spread within the community depends heavily on outlook and on how the house sits on its lot. Many people arrive in this part of Aptos by selling something in Santa Clara County first, and the order of those transactions matters. Proposition 19 lets homeowners 55 and over transfer their existing property tax basis to a replacement home anywhere in California, including across county lines, which on a long held valley house is worth serious money every year.
