Living in Pajaro Dunes, Watsonville

Pajaro Dunes is a private, gated beach community at the mouth of the Pajaro River, at the far west end of Beach Street about 15 minutes from downtown Watsonville. It carries a Watsonville address, but it sits in unincorporated Santa Cruz County and has been its own census designated place since 2010. The 2020 Census counted 564 housing units here and only 122 full time residents, which tells you most of what you need to know: the large majority of homes are second homes and vacation rentals, and the people who live here year round enjoy a very quiet stretch of coast for much of the week.

The Pajaro Dunes Setting

The community runs along roughly a mile and a half of Monterey Bay beach, with the Pajaro River and its estuary on the south end and farm fields stretching back toward Watsonville behind it. The first homes went up in the late 1960s, and building continued in phases for decades, so you see everything from original cedar beach houses to remodels and a few homes built in the 2000s and 2010s. A gated entry controls who comes and goes, which is a big part of the appeal for owners who are away for weeks at a time.

Next door to the north, Sunset State Beach and its Palm Beach area add miles of public sand, picnic areas and a campground, so a long beach walk can go well beyond the gate. The estuary at the river mouth draws shorebirds and pelicans much of the year, and birders and photographers spend a lot of time down there.

Homes in Pajaro Dunes

Housing falls into a handful of distinct clusters. Beach houses with two to five bedrooms line the dunes and the interior streets, many with ocean views. At the south end, the Pelican Point condos look out over the beach and the river. The Cypress Grove townhomes are a row of 24 multi level homes with direct ocean views, and on the north side the Shorebird condos sit in nine three story buildings near the tennis courts. The Pajaro Dunes resort manages a rental program across all four groups, along with tennis and pickleball courts and event centers used for retreats and family reunions.

Everything here is governed by homeowners associations, and recent listings show dues in the $600s a month and up depending on the property. Before buying, I always want my clients to read the association documents closely for rental rules, reserves and any coastal protection work, and to check flood zone status and insurance costs, since homes near the beach and the river mouth face coastal and flood exposure that inland Watsonville does not.

Daily Life, Schools and Getting Around

There are no shops inside the gate, so groceries, restaurants and medical appointments mean a drive into Watsonville. Highway 1 is about ten minutes away, Santa Cruz is roughly 20 miles north and Monterey about 25 miles south, which makes Pajaro Dunes an easy base for the whole bay. Year round families are served by Pajaro Valley Unified School District, the largest district in Santa Cruz County.

If you like the coast but want more of a neighborhood around you, nearby La Selva Beach has more full time residents and bluff top streets a few miles up the shore. My Watsonville area guide covers the city itself, from the downtown plaza to the farms and orchards of the Pajaro Valley.

Is Pajaro Dunes a Good Fit for Downsizers?

For some people it is a wonderful fit. A condo at Pelican Point or Shorebird can be a true lock and leave home, the association handles much of the exterior work, and the beach is right outside. The tradeoffs are real, though: many of the condos and townhomes have stairs, nothing is walkable for errands, and HOA dues and insurance need to be part of the budget. The Watsonville Senior Center on East 5th Street is about 15 minutes away, and Watsonville Community Hospital is a similar drive.

If you are 55 or older and selling a longtime home elsewhere in California, Proposition 19 may let you carry your current property tax base to a replacement home here, which can make a big difference on a coastal purchase. Buyers who want single level living close to shopping often also look at Bay Village, the 55 and over community on the east side of Watsonville.

The Pajaro Dunes Housing Market

Pajaro Dunes is a small market, so the numbers swing a lot from quarter to quarter. According to Redfin, the median sale price over the three months ending September 2026 was about $814,000, down 6.2 percent from a year earlier, with eight sales in September and a median of 91 days on market. That median is pulled down by condo sales, while beachfront houses regularly trade in the millions, so the property type matters far more than the average here. Pricing a home here takes careful comparison with the right cluster, and patience, since buyers for second homes take their time.

Frequently Asked Questions About Pajaro Dunes

What is the median home price in Pajaro Dunes?

Redfin put the median sale price at about $814,000 for the three months ending September 2026, down 6.2 percent from a year earlier. Condos pull that figure down, and beachfront homes sell for several times as much, so it is best to compare within each type of home.

Is Pajaro Dunes a gated community?

Yes. Pajaro Dunes is a private community with a gated entry at the end of Beach Street. Public beach access nearby is through Sunset State Beach and Palm Beach just to the north.

Do Pajaro Dunes homes have HOA dues?

Yes, every home and condo is part of an association. Recent listings show dues in the $600s a month and up, and buyers should review rental rules, reserves and any coastal protection projects in the documents.

Can you rent out a home in Pajaro Dunes?

Many homes here are vacation rentals, and the Pajaro Dunes resort runs a rental program across the beach houses, condos and townhomes. Rules vary by association, so check them before you buy.

Is Pajaro Dunes good for retirees?

It can be, especially for people who want a low maintenance condo by the beach. Stairs in many units, the drive for every errand and HOA and insurance costs are the main things to weigh.

What school district serves Pajaro Dunes?

Pajaro Dunes is served by Pajaro Valley Unified School District. Because so few households live here full time, school routes are worth confirming with the district before you buy.

If you are thinking about buying a beach place at Pajaro Dunes, or selling one your family has enjoyed for decades, I would love to help you think it through.
