At Home in Glenridge

Glenridge and Bachman Park cover the residential streets immediately west and south of downtown Los Gatos, in the area around Glen Ridge Avenue and Bachman Avenue. It is one of the older parts of town, with houses running back to the late nineteenth and early twentieth centuries mixed with later infill, and it sits close enough to Santa Cruz Avenue that most of it is genuinely walkable to downtown.

One thing worth saying plainly, since it comes up: this area is not one of the town’s five formally designated historic districts. Those are Almond Grove, Broadway, Downtown Commercial, Fairview Plaza and University-Edelen. Glenridge has plenty of period houses and a great deal of charm, but it does not carry the designation, which means the rules governing what an owner can change are different from those a few blocks north. For a seller that is generally good news, since it gives a buyer more freedom, and it is worth knowing which side of the line your parcel falls on.

The housing is a genuine mix. Victorian and Craftsman homes sit alongside Spanish revival and mid century houses, on lots that tend to be a bit larger than in the Almond Grove. That variety means the comparable sale down the street may describe a very different property than yours, which makes pricing here more of a judgment exercise than a calculation.

For older residents the location is the draw. Bachman Park itself gives you close green space, downtown and its restaurants are a walk away, and the Los Gatos Public Library on Villa Avenue is one of the nicer public buildings in the county. The town’s senior services program and LGS Recreation, run jointly with Saratoga, cover classes, fitness and trips for the 55 and over crowd.

The terrain west of downtown starts to rise, and that is worth factoring in. Some of these streets are flat and easy and others are not, and a house that felt charming on a hillside at fifty can become a daily negotiation at eighty. I walk the approach as well as the house when I am advising a client on whether to stay.

Flat walking is available a few minutes away at Oak Meadow Park and Vasona Lake County Park, which connect to the Los Gatos Creek Trail. El Camino Health’s Los Gatos Hospital on Pollard Road is a short drive.

Schools run through Los Gatos Union School District, with Daves Avenue Elementary and Fisher Middle commonly serving this area, and the Los Gatos-Saratoga Union High School District for high school. I verify assignment on every listing.

On price, Los Gatos ran a median sale of about $2.7 million through the summer of 2026, up roughly six and a half percent from a year earlier, with a median of around 23 days to go into contract. Homes in this pocket generally trade at or above the town figure given the proximity to downtown, with condition and lot doing most of the work in the final number.
