Kooser takes its name from Kooser Road, which runs through the 95118 side of southwest San Jose near Blossom Hill Road, with Camden Avenue, Almaden Expressway and Highway 85 framing the area. Like most of the named areas in this part of the city, it is a practical label for a group of streets rather than a historic district with a founding date and a downtown. The location is good, sitting where the Cambrian area meets Almaden and Blossom Valley, which puts you within easy reach of the Blossom Hill shopping and the established Cambrian neighborhoods to the west.

Kooser Homes and Streets

The homes are largely late 1950s and 1960s construction, with some 1970s through 1990s infill and a few condominium communities managed by associations. Single story ranch plans are the norm, typically three or four bedrooms and two baths with attached two car garages, flat driveways and lots in the six thousand square foot range with mature trees. A number of these houses have been expanded or updated over the years, so you will see a real spread in condition and price on the same street.

Most of Kooser is in the Union School District, with Lietz Elementary and Dartmouth Middle School serving much of the neighborhood, and high school is generally Branham High in the Campbell Union High School District. The difference between one side of a boundary street and the other is real here, and listings get it wrong often enough that it is worth checking.

Shopping, Parks and Everyday Errands

Daily errands are easy. Princeton Plaza on Blossom Hill Road sits right at the edge of the neighborhood, and Camden Avenue and Almaden Expressway are lined with grocery stores, pharmacies and plenty of restaurants. De Anza Park and Lone Hill Park are the close neighborhood parks, and Almaden Lake Park and the Guadalupe Creek Trail are a short drive for longer walks along the water.

The Almaden Branch Library shares a campus with the Almaden Community Center on Camden Avenue, a few minutes south. San Jose Parks and Recreation runs classes and activities for older adults at community centers across this side of the city.

Getting Around From Kooser

Highway 85 is the main freeway here, with Highway 87 and Highway 17 both close and Highway 101 a bit further east. VTA runs bus service along Camden Avenue and the larger streets, and the Santa Teresa light rail line is a short drive east at Ohlone/Chynoweth. Most residents drive, and the airport is roughly twenty minutes away in normal traffic.

Is Kooser a Good Fit for Downsizers?

For many people it is. Single story ranch homes are the dominant housing type, the streets are flat, and Princeton Plaza and the Blossom Hill shops are walkable from some blocks and a quick drive from the rest. For health care, Good Samaritan Hospital on Samaritan Drive is close, and Kaiser Permanente San Jose off Cottle Road is a short drive. According to Redfin’s Kooser market data, the median sale price over the three months ending September 2026 was about $1.64 million, down 4.1 percent from a year earlier, with homes selling in around 18 days. That sits above the San Jose citywide median of roughly $1.35 million for the same period, which reflects the detached housing stock and the Union district schools.
